Thanks! I drove by last week and was going to stop...but didn't because I am a jerk

Between the few taller buildings (new and old), and some of the 3-5 story smaller projects, the area around Southdale (the large mall in Edina, MN for those not local) is certainly growing up!

I really like 2810 Fremont and the other buildings like it that have been popping up around the city the last few years. Not because it is a beautiful building but because it is clear that a developer has figured out a formula for missing middle housing that works in parts of Minneapolis financially and can be built on a single residential lot. The fact that there seem to be more of these under construction all the time makes me think that if they keep being successful they may start playing a meaningful role in reducing the housing shortage.

Good call and agree. And on top of the housing shortage, like most US cities, a lot of the available rental stock is increasingly old and tried, so this puts pressure on those owners to renovate and upgrade. Obviously a big part of it is zoning allowing it at all, then the math making sense. According to THE INTERNET it is a 10-unit building, and a 2 bed/2 bath is $1,800 a month. Knowing some units are smaller (I assume), you are talking about somewhere at or below $15,000 a month in revenue for the owner if fully-occupied. That is VASTLY more than even the very best single, duplex could ever do.

Interesting, no elevator, but dual staircases setup more like a commercial building for redundant exit paths. Note, no parking (I don't count street parking in this neighborhood as 'parking', it is going to be a bloodbath competing for spaces and even more miserable in winter). Sure, there are some who could do without a car, but I feel most will.

Wow, beautiful shots. The A.M. Stern tower really makes an impact! Up until now, I've always had trouble placing it on the skyline.

Maybe I am bad at reading - I understand they now allow multi-unit dwellings on what used to be single-family lots...but you can still build a single family home if you choose? Said another way, they just removed the cap, but did not establish a floor?

Yep, that's right.

There are no longer any zoning districts in the city that restrict the use of a property to a single-family home only.

Contrary to some hysteria out there, that doesn't mean it's illegal to build a new single-family home, or that the government is somehow going to force you to tear down your single-family home.

Oh, if only abandoning single family home zoning were to come to the L.A. area, where 72% of L.A. is still, archaically, zoned for single family homes!

Minnesota's transportation bill passed last week funds the construction of Metro Transit's E Line and F Line aBRT routes, as well as Amtrak's 2nd daily round trip train between Chicago and St. Paul.

If I recall correctly, the track upgrades that will be done as part of the project should shave about 20 minutes off of the scheduled time for both the Empire Builder and the new route. I'm interested to see what the new route is branded as-- whether it might use either the existing Hiawatha or Empire Builder names, or if they'll come up with something new. I believe it will use the same new equipment that's being phased in for all of the other shorter-haul Midwest routes out of Chicago.
