246 Princess for sale - not sure if that means the entire block? I thought the Bathgate Block was 242 - 246 Princess, inclusive.

https://www.realtor.ca/real-estate/2...ipeg-chinatown

Edit: nvm see now in photos its just the northern third of the building.

No, wait, that was a different time the window was broken...

Never mind.

That was last year’s smashed window before the brass gates were vandalized and stolen…

We are recasted the missing components in Ontario and hope for a spring installation.

The smashed window in picture was replaced while the adjacent one has now been shot out with another window on order.

The area has practically been “Red Lined” for insurance purposes.

But yes, downtown is getting better!

Last time I saw this listed it was about the same asking price for the whole block.

If I had Powerball Lottery money, this building would be my project.

My curiosity is very much piqued by 246 being listed separately. There was some masonry work done on the block several years ago and it looked like 242 had people using it for something, but I've see no indications of a greater plan for the block.

That building on Princess is condos? Isn't that the one asking for a free architect?

There was someone working on the windows yesterday. had 3 of them removed.

I don't think anyone is saying downtowns better post pandemic. Common trend around the world.

Anecdotally, I witnessed two individuals confront an addict who was openly dismantling a park bench in broad daylight. They chased him off and then sat on the bench. Hopefully we see more of this. Well lit busy streets with active CRU's and full leased/sold apaetments will do nothing but help solve the problem of social decline in the Exchange. Eventually the criminals will be forced out of the neighborhood into areas where there aren't as many opportunities to steal, and will (hopefully) choose to get help from an agency.
It's even worse in Edmonton and Calgary. I'm not sure what the answer is, but the city should really take more of a hard-line stance on criminal activity committed by the homeless population.

Density’s great but goddamn is 90 Alexander ugly to me. Offensive even in relation to natural settings like the sky and trees. Corrugated and brutal.

You’re telling me the new prison black corrugated metal trend seen on 90 Alexander and the James Ave Pumphouse aren’t of the highest quality of character building and aesthetics for the Exchange District?

Just you wait until 127 Bannatyne gets underway. Black is the new Tyndall Stone and Terracota Brick baby

Yeah I don't like the black either. Hopefully it's a trend that dies quick.

90 Alexander. Ugly on Steroids. I have seldom ever said that about anything. Corrugated Metal/ aluminum..looks like recycled beer cans. So Ugleeeeee. Disgusting. Repugnant.I will not be moving there. I am guessing particle board construction as well.

I'll be the outlier in that I like that style of siding, in moderation. I'm a fan of the Pumphouse. But on 90 Alexander there's just too much of it, all over, with no variation.

127 Bannatyne's renderings showed different materials. I found them pretty boring too, but at least they used a couple of different colours and textures to break up the building.

i think 90 alexander looks beautiful. The way it engages the old building is amazing and the public space it creates at the ground floor is really nice.

It's looks like the top floor on the one end wants to fold over like origami.

I actually kind of like the siding, it's definitely a step up from the standard black corrugated metal. It's like this ironic evolution of the trend where better material forms are referencing less desirable material forms. An above-par execution of this black corrugated siding in my opinion - looks Norwegian-inspired or something.

The form building itself is great, especially the interactions on the street. We will see how the building is for the area itself when it's occupied - I am optimistic.

Isn't the black finish a tar-paper like underlay with the horizontal ribs placed overtop? So the underlay is always exposed to the elements (and has been designed as such apparently)? Newer system I guess.

You can see the horizontal ribs hanging down over the concrete parking area in one of the photos.

I like the black siding personally - looks modern and trendy and is a unique addition to the Exchange District.

I don't mind it. But the building gives similar vibes as that building on Portage at Broadway. Plain, monolithic finish.

127 Bannatyne crane is very active, the steel frame is fully underway. i'll wait a few more days before snapping a aerial pic from a skyscraper nearby.
