Harlem's Tallest Building Planned Next to the Apollo, 42-Story to House a New Theater and Church

For better or worse, Harlem is evolving into something else. While the neighborhood's most famous thoroughfare is receiving investment not seen in decades, it's hard not think what we may be losing along the way. Developers could try a bit harder too. Thin-skinned, bottom-line designs better suited for Paramus and hosting ubiquitous retailers surely aren't up to par for what the neighborhood deserves. Nevertheless, as it always has, this is New York City and "progress" chugs on.

Planned for a lot adjacent to the iconic Apollo Theater is a 42-story residential tower that would become the tallest building in Harlem. While details remain sparse and no official paperwork has been filed, new renderings and a description provided by JFrankl Associates explain the 385,000-square-foot project will have more than 30 floors of apartments, a church on the ground floor, and a theater on the first through third levels. The lot is addressed 260-270 West 126th Street and a portion is now occupied by the Thomas Memorial Wesleyan Methodist Church (this is Harlem after all, so where isn't there a church?). As we previously mentioned, many long-time houses of worship in the area have been selling their buildings/air-rights or partnering with developers to offset diminishing congregations and high maintenance costs. Underway condo developments at 10 Lenox and 145 Central Park North are some recent examples.

Renderings Revealed For Harlem’s Future Tallest Skyscraper, At 260-270 West 126th Street

A new mixed-use residential skyscraper is scheduled to rise at 260-270 West 126th Street in Central Harlem. Renderings have recently been released for the upcoming 385,000 square foot structure. Along with apartments, there will also be a church on the ground floor and a three-story theater. The Thomas Memorial Wesleyan Methodist Church partially occupies the property. The location of the proposed 42-story tower sits to the west of the famous Apollo Theater and has been used as a parking lot for a number of years. The dimensions of the site are about 125 feet long and 10 feet deep.

The residential lobby will be found through a floor-to-ceiling glass wall, along West 126th Street. To the east of the residences will be 1,300 square feet of commercial space. A separate set of doors to the west of the main lobby will direct visitors to the proposed church in the back of the property. The design also includes a classroom, a kitchen with prep room, a meeting room, and administrative areas. Two mechanical floors separate the four-story podium from the start of the apartments on the seventh floor. There will be 34 residential floors, evenly stacked on top of each other, averaging 8,700 square feet per level. The diagram below shows over 10 feet of space between each green-colored section. The forty-first and forty-second floor will house mechanical units.

Permits Filed For 260 West 126th Street In Harlem, Manhattan

Permits have been filed for a 12-story mixed-use building at 260 West 126th Street in Harlem, Manhattan. Located between Frederick Douglass Boulevard and Adam Clayton Powell Jr. Boulevard, the lot is one block north of the 125th Street subway station, serviced by the A, B, C, and D trains. Joel Weiss of Heartfelt Townhouse Build is listed as the owner behind the applications.

The proposed 125-foot-tall development will yield 69,512 square feet, with 62,564 square feet designated for residential space, 4,853 square feet for commercial space, and 2,095 square feet for community facility space. The building will have 82 residences, most likely rentals based on the average unit scope of 762 square feet. The concrete-based structure will also have a cellar and 25 open parking spaces.

JFA Architects & Engineers is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.
