If the Qatari authorities get this site, no doubt there will be a huge supertall designed by starchitect. Hopefully Qatar gets it.

You guys are laughing now but Jacksonville will soon assume its rightful place as the largest and most important city on Earth.

I heard the UN is moving its HQ there. The eiffel tower is moving there soon as well. Elon Musk even decided he didnt want to go to mars anymore after visiting.

Like the venerable JMKeynes has suggested, this building could be massive if there is a condo and ultra luxury hotel at the top, which is not the case at One Vanderbilt, although it does taper a good bit.

With roughly 2 million square feet of development rights, I could see this tower potentially being a new tallest in The City at 1,700-1,800 feet. A nice spire could see this be The City's first 2,000 footer.

Theoretically, the Qataris could build the tallest building in the world on this site if they bought enough air rights from other spots in Midtown East.

However, I don't view that as very likely. But anything is possible in NYC.

In any event, the Al Thani family would absolutely adore having the tallest building in The West and in the de facto world capital. That would sufficiently compete with the Emiratis having the tallest building in the world.

NYC - Future 2035 supertalls - 45 + not including anything that gets newly proposed between now and then (which will likely put it over 50)

Again, it’s the same as Vanderbilt. They can get up to 30 FAR.

Can they add a hotel and/or condos and still get 30 FAR?

Also, I assume that Grand Central and churches still have air rights to sell.

How many sf can this be with 30 FAR and no extra air rights?

Yes. Residential can be no more than 20%.

And I believe NYC will be home to the world's tallest building again, in time.

It can be tall, depending on the mix. For example, the commercial space can be all hotel, or all office. All office would get you larger floors, and less height. But a mix of office/hotel/residential, or hotel/ residential would give a greater height than purely office. But in either case, I would want a great design that would be fitting for the location.

Obviously, we are getting ahead of ourselves.

Reading the recent posts in this thread raise my hopes and expectations but I'm gonna stay realistic and still be happy with 1,250 - 1,500 range.

Agreed, it would likely require a massive spire (which the BK also has) to reach anywhere near there.

I'm more into roof height, 500m would be amazing.

I politely disagree. The demand for Manhattan real estate, Manhattan penthouses, and views of both The City and Central Park is absolutely insatiable.

It just takes a developer with a vision that thinks he can make it profitable. Maybe it will be the G Man or the Qataris. Who knows.

Central Park Tower will probably look short in 20 years.

I could see a 3,000 foot tower in New York. Unlike most of the first world, the NIMBYs have limited control here because of the way the air rights work and the power of the real estate lobby. They tried to stop Billionaires' Row, after all.

Central Park Tower is 1.2 million sq feet at 1,550 feet tall.

The Burj Khalifa is 3.3 million sq feet at 2,717 feet tall.

No reason NYC can't construct a tower twice as tall as CPT and have it make financial sense.

Maybe 1 million square feet of office with 2 million square feet of uber luxury hotel and condos on top.

There are already multiple buildings in Hudson Yards at or above 2.8 million square feet- fully office.

Ok, again, this is acthread for a tower that may rise in New York. No where else, just New York. So if you find yourself posting about something somewhere else, don’t.

As far as how tall this tower could get, it’s zoned for about 1.3 msf of floor space.

Nope, FAR and zoning calculations do not factor in mechanical floor area and anything that would be apart of the core. But even afterward the GSF would be about 1.6/1.7 million, similar to One Vanderbilt considering (as NYguy has mentioned) the lot is the same size and the same FAR if it uses 30.

And to think that originally SL Green with 1.3 million sf wanted to build a 1,514 ft tower on One Vanderbilt site.
