Cool CHICAGO | Salvation Army Redevelopment | 600 + 490 + 350 + 300 + 125 FT

Shapack Partners submitted two zoning apps for a megadevelopment of the Salvation Army site in River West. Will bring 2269 units across 4 new towers, and bumping the Salvation Army building to 125 feet & 141 hotel rooms.

500-520 N Desplaines St | 125 ft + 600 ft | 141 hotel rooms | 1110 units | 145 parking

Love the introduction of more "mews" type of areas. Something that Chicago needs more of. Really curious about the timeline of this. I'd assume they'd want to ensure the hotel opens up before the casino opens. That's not til what, 2026? Not far from Fulton Market - 7 to 10 minute walk maybe - so I'd assume we could see a hotel open sometime in 2023 or 2024. Just curious if they're going to make the area under the elevated train tracks less "scary" for tourists to walk under on the way to Fulton Market, or the train nearby. I assume with the completion of the high rises with mews, that the walk to the casino wouldn't be a huge deal.

For the parts of River West, Fulton River, and Goose Island that are zoned Downtown, a tremendous amount of units are arriving over the next decade. Even though this region is ~180 acres, there are about 10k potential units from The River District/casino, Halsted Point, Onni's acquisition of 700 W Chicago, and now the Salvation army redevelopment. If this translates to 15k new residents, that's going to increase the density of the area by more than 50k ppsm! With its current population, it will likely hit Manhattan levels of density by the end of the decade and still have room to grow!

Neat! Any idea when elevations or renderings might be released?

Glad that the old Salvation Army building is being saved and incorporated into this project. That is something the city needs to see a heck of a lot more of. There are too many wholesale demos of perfectly good existing structures (RIP Cassidy Tire) and the city should fight more to preserve them. Honestly, it should be codified somehow. Give developers some sort of incentive (not necessarily financial, but maybe regulatory? Less red tape, faster approval process, etc?) to keep/incorporate parts or whole older buildings that have historical and architectural merit that are worth saving.

Probably whenever Burnett and WLCO and/or River West Neighborhood Association (the worst) hold their public meeting.
Usually developers meet in private with the neighborhood groups first, so who knows when the rest of us will get to see it.

I always prefer to see permit stuff taped to buildings. Feels like things are more imminent in the construction process.

Not sure if this is new info, but snapped this walking by on Grand today (on building corner of Grand/Des Plaines).

Any smart people here know if this is saying anything new or just a rehash of what's already been seen in filings?

^ those are just rehashed of what's on the zoning app typically. Good to see though. I'm sure they'll have this thing approved this month or hopefully no later than next.

Looking forward to these high rises in this area along with Halsted Point starting soon.

I love these "old fashioned" Public Notices taped to walls. They're the next best thing to a town crier.
