[QUOTE=one_brick_at_a_time;9849885]Proposed 6-storey, 38-unit residential building - 1222 15th Avenue (by the General Hospital and Malty National)

Nice to see there is no surface parking except under the building

I was thinking the same thing. This sort of development throughout the core/heritage/downtown is what is needed. I wonder if this development falls under the new $50,000 incentive program.

No, I’m asking if you think having easy access to pet adoption is what north central residents really needs? I was pointing out that take care of pets isn’t cheap. Isn’t there tonnes of commercial and industrial property nearby anyways? It’s just a weird thing to suggestion imho

I just figure put services where people are, in a non-sprawly fashion. Various commercial buildings could be built along the CP mainline as a noise buffer. In the Lewvan locked island nation of Harbour Landing the HS and other businesses are a buffer between the airport and residential.

Have you ever been to a humane society? There’s a reason they aren’t in residential areas. I’m not trying to pile on your here but I don’t think you thought this through.

The new one is directly across the street from housing. I don't think you thought that through. And it's just you, not exactly a pile.

The rebar and concrete forms were up for the north side Pinkie Bridge girder footing today, but I didn't have my camera with me. I was a bit surprised they jumped right into that work already, I figured the piles would sit there until spring.

The important point is that the area needs more affordable housing and a grocery store. Not a humane society or other non-essential commercial or industrial services where there’s already space for it only blocks away. It absolutely doesn’t a recreational facility that will be used mostly by people coming in from the burbs as was suggested by the Catalyst committee.

It’s petty sad when this is one only proposal for downtown in the last ten years , and it hasn’t even been approved yet , there’s something that’s not right someone is keeping developments out of the down town

They had the rebar cage covered over this morning since no one was on site. Will likely be tented and heated before the concrete pour. Should start hammering piles through the ice next week since the south side piles are nearly done.

Top 5 things holding back downtown development in last 10 years in no particular order:

1. Weak economy - seems to hit downtown harder due to relatively higher dependence on hotels and office).
2. Parking.
3. Vagrancy and crime, or at least the perception of it.
4. Taxes - may not reflect the relative current value of downtown properties.
5. Pandemic - remote work, shoppers, diners and travelers staying home.

I hope there aren't any NIMBYs in that area.

Hopefully the following will help…

“Beginning in 2023, the City of Regina is offering grants up to $50,000, and property tax exemptions up to five years, for eligible intensification and revitalization projects in City Centre, Heritage and North Central.”

6. Approvals of suburban apartments at will
7. Undue influence from two influential and significant parties involved in land and real estate controlling the narrative.

If the City doesn't approve this regardless of NIMBY's...its a lost cause then!

This is an amazing looking in-fill building for anywhere!

There is something rotting in the state of city hall there is no way in Hell that no proposals where not made for the downtown some one is obviously paying someone to keep development out of the core ,cities with ten thousand people get more building done , for ten years no proposals I think not , when a proposal comes in to the city who sees it first , they are the ones
