Units in The Hawthorne will cost between $1.3 million and $4 million for penthouse units. The building is already 60% presold.

The building’s model unit will be finished in May, while the entire building will be completed by December, Darnell said. The Hawthorne topped out in September 2022.

“Because of its prominent location right at the corner of San Felipe and Chimney Rock, we wanted a building that had more of a ‘wow’ factor,” Darnell said.

A new 17-story condominium tower near the Galleria is now officially open after nearly three years of construction.

Houston-based Pelican Builders, which developed The Hawthorne via a joint venture with Ember Group, which is also based in Houston, hosted a ribbon-cutting ceremony for the tower on March 1. The event brought together teams from Houston-based Kirksey, the building's architect, and Ludlow Construction, which is also based in Houston and served as general contractor, and others to celebrate the building’s completion.

Pelican Builders President Derek Darnell said getting The Hawthorne to this point was no easy feat, given that much of its construction took place during the pandemic. Pelican Builders broke ground on the Tanglewood-area condominium tower at 5656 San Felipe St. in August 2021. The project topped out in 2022.

“We worked on this building at a stressful and crazy time, but we were patient and kept doing what we do best,” Darnell said. “Now that we’ve gotten to this point, I don’t see anything I would do differently. I congratulate the entire team, who made this work.”

The Hawthorne's 67 units combine for a total of 164,546 net sellable square feet. There is an additional 19,712 square feet of outdoor space, 178 parking spaces and 67 storage units.

Additionally, The Hawthorne has an amenity deck, dubbed the Fifth Floor Oasis, with a 67-foot lap pool, a fitness center, a resident lounge and more. The building also offers 24-hour concierge service.

The Hawthorne’s interiors were designed by Houston-based Rottet Studio, which placed an emphasis on green spaces, starting with a port-cochère surrounded by greenery and set behind a privacy wall lined with live oak trees.

The units themselves range from 1,700 square feet to over 4,000 square feet on the penthouse level and have a variety of floorplans.

In-unit features include 10-foot ceilings, hardwood flooring, double-glazed aluminum windows and high-end appliances. On the penthouse level, the ceilings range from 13 feet to 17 feet.

Nicole Calderon, a broker with Douglas Elliman who is marketing The Hawthorne, said 60% of the building’s units have already been sold, including seven of the eight penthouse units.

“We expect interest to really pick up again now that the building is open,” Calderon said. “We’re already hearing from people who are interested."

Units in the building start at $1.5 million, though the average price is about $2.8 million.

lol that's so terrible. A giant fence and driveway along literally the entire street frontage - how is that even desirable, even if it's terrible urbanism? It's just plain ugly too.
