Central/Adams

Tucked into an article about tenant changes in downtown retail at Central/Adams is some heartening signaling from the owner about future development:

Dunkin' Donuts is taking over the former Cigna CareToday clinic on the northwest corner of Central Avenue and Adams Street in The Raskin Building in downtown Phoenix.

Next door to Dunkin' Donuts, Affiliated Dentistry and Orthodontics will take the spot being vacated by Gentleman Joe's Barber Shop, which will close that location on Aug. 20 after operating there for the past 10 years...

The Dunkin' Donuts spot is expected to open late in the fourth quarter of this year or early in the first quarter next year, but no earlier than December, Moreines said. It will include a walk-up window as well as inside dining.

The dental operation won't be a traditional dentist office where patients can get their teeth cleaned or cavities fixed, he said. Instead, it will offer specialty services, such as Invisalign, targeting white collar workers and ASU students.

Affiliated Dentistry and Orthodontics is expected to open before the Dunkin' Donuts. Other tenants in that building include The Puzzle Room, Yasda Bento and Detroit Coney Grill.

Long term, however, Moreines said the Central Corridor, starting at Central and Adams going north will be developed into multi-use high-rise buildings, including office, condos and retail.

"That is the next thing going down," he said. "Watch what happens in the next five years. And we'll be very involved in pro development. We're not going to be one of those guys holding out."

On the topic of the evolving retail off of Central (^^ awesome btw that DD is moving into that spot; good to see a mix of brand names and local on the street), the Corner at Cityscape has closed. But it wasn't lack of customers that caused it to shudder, actually, the exact opposite.

This article sheds light of the fact that their hours (8 am - 3 pm) was suited for downtown no longer. They do comment on the negotiations Cityscape has made for the next tenant to move in soon with the possibility of it being Mexican and late night. Overall, a win-win, that corner will do better with Squid Ink and Blue Hound, Bitter and Twisted, this new concept, and whatever the Jefferson Building has in stock. I'm excited this intersection transform with Luhrs Marriott and the Jefferson Building project.

That seems to be a trend. The Downtown Deli and the Hero Factory were both places that based their business models on daytime hours (probably 80% lunch, 20% breakfast) and both have closed recently. Landlords in the downtown core (south of Van Buren) are starting to see more potential for evening revenue and seeking tenants willing to stay open later.

While progress is good for downtown, it's a shame those who have remained longest, seem to be the first to go. So many lifeless summers and empty streets after 5 pm, many decades, and the nail in the coffin is the influx of residents and changing demographics. Irony at its finest. These places add a layer of character and familiarity in city overrun by franchises. Sad to see them depart the core, even if it means their replacements are venues we preach downtown needs.

Anyone know what's going on at 3rd St and south of Thomas? A small medical complex is fenced off and appears to be in the demolition process. Not sure what is replacing it, but I hope it ends up being a few stories. A lot of potential along 3rd street for more 4-6 story development and housing in my opinion.

Drove by this morning, it's actually the NWC of 3rd St. and Virginia. Anyone have the scoop?

The property is owned by Southwest Kidney Institute/DaVita Dialysis under the LLC of McDowell Corridor Partners, LLC. On 4/15/2016 Rajiv Poduval and Amandeep Khurana acquired property from an entity tracing to Johan Samanta, et al., for $1,450,000.

So, at this point it seems to either be a remodel or teardown but will probably stay a medical building unless they're going to sell it off again after either demolishing it or renovating it.

Bingo, looks like just a renovation. From the permit:

Ugh. That is disappointing. I often think about how strange that area is with dozens and dozens of not just little medical office, but medical offices that look like houses! When was that a trend? In particular the area around 3rd and Osborne and some estate looking buildings on Palm and some of the other streets that are offices. So weird (but kinda neat) to me.

This conversation got me thinking about all of the new housing development on third street. Moving south to north:

Roosevelt - 3 bulidngs.
Mcdowell - whatever that one is called behind the car wash
Almeria - there was a project discussed here earlier to include residential units.
McDowell - broadstone arts district.
Thomas - broadstone building.

Are there others I'm forgetting? That's probably 1000+ units scattered up third street and coupled with the city's plans to knock the number of lanes down and add bike lanes it seems third is a major focus for housing all of a sudden.

^Agree about Third Street. For so long, Third has mainly been an alternative route for drivers who didn't want to use Central or Seventh Street. It's nice to see it beginning to develop its own identity. Don't forget about Ocotillo, which has become a dining destination along Third.

40th St and Indian School Arcadia Development

The Eisenburg Company who purchased and demoed the funeral home on Indian School and 40th street should soon commence construction on the new retail project. The project will be 14k sq feet with 6 spaces and the good news is that only 2 spaces remain to be leased. Here is the rundown of what will be there.

I ate at Tacos Tequila in July during a visit to Denver. Our waiter mentioned that they were going to open an AZ location but didn't know where. This place is amazing. Street tacos that are out of this world!

FRC Chicken 44 in Arcadia

Anyone curious about the rumored Sam Fox concept opening on 44th Street and Indian School (sw corner) at "Arcadia Gateway".

FRC's recent liquor license application may shed some light.

The name on the application is "44 Chicken". It will seat 232 patrons - 54 patio, 152 dining and 26 bar seating. It is 4.5k sq feet with a decent sized patio of 957 sq ft.

Looks like the city picked the same developer for Filmore. This was an awesome project despite the concerns about corruption int he city council.

Hopefully we see it build those 600 units, retail and office space.
