I can see it most likely being converted to rentals down the road as it ages.

Agreed. I've lived in both apartments and condominiums with wood frames, and while I'd rent wood again, I wouldn't own it. In a rental, if noisy neighbors prove too much of a burden, I can move. With a condo, the only option is an awkward negotation with neighbors, who may not always be cooperative. Portland on the Park really sets the standard for how high-rise condominiums should be built.

It doesn't even have to be that. Contour on Campbell is never going to win any architectural awards but that's concrete construction.

One of those new senior living complexes in east phoenix even looks like generic apartments but they too had the foresight to do concrete.

This looks like a pretty good project. Combined with the development currently under construction at 3rd Ave & Coolidge, there's a nice corridor emerging along this segment of the canal.

I seem to recall this project had insane density for being a low/mid-rise. Has great design and location, I'm looking forward to it going up.

Almost looks like it's concrete too by the deck height of those balcony spans? O.o

The former home site of Arizona's first governor planned for apartments

This is the first I've heard of a possible pedestrian bridge going over McDowell in this stretch. Hopefully this spurs some more development up and down the Miracle Mile.

Valleywise Health also is expanding its campus at 24th and Roosevelt streets.

The site also included one of Arizona's first Safeway stores, and the retail building that went up in the 1950s is still standing. It has been reused many times by various retailers, including Sears. While the retail building is not designated historic, Moderne was planning to preserve it and transform it into a restaurant.
Dewar said the company is getting close to finalizing a lease with a restaurant tenant that neighbors would be excited about but said it was too early to announce the company.

Along with the development, Moderne is providing matching funds for a government grant to build a pedestrian crossing on McDowell, which Dewar said can make the area more pedestrian friendly, so people living in the Governor apartments can cross the street and access businesses on the north side.

The development will include a “container” building, which will be designed to look like a shipping container but can be used as pop-up space for events or artists. “The local people here want to preserve and maintain some intimacy in Miracle Mile,” Dewar said. “They want to honor some of the history.” The apartment complex is planned to have 172 units ranging from studios to two bedrooms. The project was designed to cater to people working at the nearby hospitals, Dewar said.

I don't see the word bridge in the article, just crossing. This could mean only that the developer is helping the city to fund a HAWK.

Looks like the former Los Olivos lot may finally have something coming.

Found a Kiva project # for McDowell Multifamily submitted although I don't see any plan reviews attached to the project. Did a quick search and found a potential 6 story proposal for the lot. Renderings look pretty good although I am unsure if these are actually proposed renderings our just mockups to sell the property as it is currently under contract according to CREXI.

I submitted a records request. I'll post any info as soon as I get anything more back.

The long awaited Toll Brothers multifamily development at Van Buren and the NE corner of 6th Ave is set to break ground this month. First article is behind a paywall, but it gives the jist of what we need to know and I was able to verify with a couple of other sources.

No renderings and I don't recall seeing any renderings. So if anyone has any, please post.

Excellent updates Crested!! That old Los Olivo's lot looks depressing every time I drive by there so nice to see some activity.

And regarding the Tolls Brothers project, I swear someone posted some renderings. It may have been IndyAZ? Wild guess...

It's not a massive project, but it eliminates a vacant lot. Final building plans were submitted for Greenprint on 3rd Apartments at 629 N 3rd Ave, which is here:

That land backs up against the 143 freeway. I hope they'll put whatever parking stucture they build behind the apartments, not only for aeshetic reasons, but also so the garage can act as a sort of noise barrier.

That helps by keeping the parking out of view and creating a more pedestrian-friendly environment near the light rail station, but there's no sound barrier. For the resident's sake, I hope they're minimining windows and building thick walls on the side of the building by the freeway.
