PMG Announces Partner At 803-Unit Twin-Tower Brickell Project, Groundbreaking Late 2022

Developer PMG has announced a partnership and groundbreaking date for a twin-tower project at 130 SW 8th St in Brickell with 803 multifamily units.

Groundbreaking for a 46-story tower with 570 units will take place in late 2022, the developer said in a press release. Completion is scheduled for late 2024.

There will also be a second tower rising 31 stories with 233 units, but a groundbreaking date was not released.

Sentral, which offers furnished residential units for both short and long-term residents, is partnering with PMG on the project. This will be the first purpose-built project for Sentral.

“We are excited to partner with Sentral to bring a fresh perspective on residential living to the area and offer future residents a walkable environment in the center of it all,” said Ryan Shear, Managing Partner at PMG.

Sentral worked with PMG and architect Sieger Suarez on the design. The property will include a lobby lounge with concierge, fitness center, multiple co-working spaces, pool decks on both the 13th and 31st floors, more than 15,000 square feet of retail space and a parking garage.

Saul Ewing Arnstein & Lehr attorneys Luis Flores and Sophia Rub represented the venture in closing the acquisition of the property.

Renderings Revealed For Sentral Brickell, With 803 Residential Units

The first renderings of the massive Sentral Brickell project have been revealed in a new filing, along with additional details of the project.

Sentral Brickell is planned as twin towers rising 43 stories (480 feet, north tower) and 31 stories (360 feet, south tower), according to the September 15 filing with Miami-Dade planners.

The project is planned to include:

803 units (581 units in the north tower, 222 units in the south tower)
11,137 square feet of ground-floor retail

636 parking spaces hidden behind liner residential units, in an 11-story podium
Sentral offers furnished residences for both long and short-term use.

The Brickell property will include a lobby lounge with concierge, fitness center, multiple co-working spaces, and pool decks on both the 13th and 31st floors.


A letter from an attorney representing the developer states:

This mixed-use building will improve the pedestrian environment and promote walkability in close proximity to the Brickell Metrorail and Metromover stations, which are both located just a block to the south. The density and central location of the Project will help reduce urban sprawl. Additionally, the ground-floor retail uses proposed for the Project will help further activate the Underline, which is located directly across the street from the Property. This transit-oriented, mixed-use development will promote the intent of the [Miami-Dade] Rapid Transit Zone and add much-needed housing stock to the heart of Brickell.

The filing last week is a request for a special exception to allow the project under Miami-Dade’s Rapid Transit Zone.

In June, the developers said they expect to break ground in late 2022.


Sieger Suarez is the architect.

PMG and Sentral are the developers.

Demolition Permits Filed At Sentral Brickell Site

Demolition permits are now being processed to clear the Brickell site where Sentral is planned to be built.

The Sentral project will span six separate parcels, and a separate demolition permit has been submitted for each parcel.

The newly filed demolition permits are for the following addresses:

130 SW 8 ST
120 SW 8 ST
106 SW 8 ST
102 SW 8 ST
826 SW 1 AVE
101 SW 9 ST
Office, apartments, and parking are among the current uses on the properties that will be cleared.

The permitting is being done through Miami-Dade County rather than through the City of Miami. The developer has also chosen to go through planning approval with the county due to it being located in a rapid transit zoning area.

BG Group LLC is listed as the demolition contractor.

County records also show that a draft public benefits agreement has been prepared as part of the approval process for Sentral, with potential contributions by the developer towards the Underline and renovation of the Brickell Metrorail station.

Resubmitted under a new design. The towers are a bit shorter (floor counts are around the same) and redesigned.
