Slowly but surely. The 11 story building is going to be 117 feet tall, the 16 story building is going to be 178 feet tall, and the 19 story building is going to be 229 feet tall. All three projects sit on high elevation sites downtown so they should stand out fairly well. The 16 story and 19 story buildings will be built on the far west and east sides of downtown so those two projects will really help expand the skyline nicely in those two directions.

In addition, the 16 story building for City Hall looks to be around 235 feet tall also.

Hey G-Man,

I seen the pictures in the LINK for University Ridge complex. I also went onto the google maps street view, they have pretty much completed the county admin building and the first garage. That is starting to really come to life now. I cant wait to see in a few years when some of the buildings go in.

I think that over the next couple years this complex began to change shape of what Greenville once was and what will be. If my memory is correct, first time I came to Greenville back in 2006 I believe it was to visit family. Looking at the city now over last 15 years it has changed so much. But in a good way!!

Also, that same article shows they are moving forward with the airport garage expansion. I flew out of Greenville last year, that new garage and terminal expansion is very much needed. I wasn't sure if anyone wanted to see airport news on this page, so I didnt paste any news on it.

Greenville Needs to get Buildings approved

First off, I very much like visiting Greenville. But I have seen very little in terms of buildings in last years or so. when I visit almost every year to see all the growth in the past but seems like not much going on in over a year. I have been reading on webpages and news reports on the city and buildings over last couple years trying to get built. Seems Greenville has an issue with zoning and residents constantly complaining about to much building going on around them. This is I think putting pressure I think council members to make it too hard on companies to want to keep building there, in addition to the economic slowdown and high interest rate loans, is not going well for larger In-fill buildings. Notice they are still building logistics and manufacturing plants in the Greenville and Spartanburg County. I also know that the economy isn’t great, as I stated before, but Raleigh, Charleston, Knoxville, and other cities are still building out. This is a clear sign that there is an issue with city and county not only economy.
If I am off on this, then someone please fill me in then on what is the issue getting buildings built there. I would love to see this city boom and expand. They need more, much more in-fill within city, so then residents and businesses pay into taxes, and without taxes, can't get better roads and transit, and all that good stuff. I know that a lot of people are against gentrification, but it can be done in the right way that adds to the local economy and overall aesthetics of the surrounding city. Like this 19-story tower that G-man posted above, that is a great example of good size building to go up in that area and it will blend in nicely. Also, the Gateway buildings (I think should be about same height) but still overall needed for in-fill. Any building that is less than 10 stories at this point is too small, they have to start thinking 10 and 15 years down the road, in-fill capacity will be a major issue as the city grows.

Been a long time. lol. If you have any questions about any of the downtown projects listed previously besides the one below just let me know.

The Gateway site proposal which was supposed to be one 16 story building and one seven story building side by side with a central plaza area has been changed to one large 25 story building with a plaza area along Church Street. This change is being done due to construction costs. Please be aware that the renderings shown of the new proposal are just MASS renderings meaning they only show the height and scale of the proposed building. Full renderings, colors, and materials for the building which aren’t available yet are slated to go to the DRB for approval in August while the mass and site layout are slated to go to the DRB for approval in April. Construction is slated to start in first quarter 2025. Financing has been secured through Walker & Dunlop so it will get built pending city approvals. The actual number of feet tall the building will be is still unknown but it will be at least a new second city tallest just behind the Landmark building if not a new tallest:

Total gross construction area: 607,773 square feet
Residential: 407,565 square feet
Commercial: 12,000 square feet
Amenity/pool deck: 33,806 square feet
Parking/service: 154,402 square feet

The tower will include 12,000 square feet of retail and commercial space, 342 apartments, a pool deck, an outdoor amenities terrace and more. The building’s parking deck will now be above ground and include 363 parking spaces.
