Three Center City developments, each with multimillion-dollar condos, vie for same high-end buyers

The last time Center City had a surge in new condominiums on the market was right before the Great Recession when 10 Rittenhouse, the Residences at Two Liberty, Residences at the Ritz-Carlton and the Murano among other projects were developed. Those four towers alone have a combined 819 units.

There are 199 condominiums among the Laurel, 2100 Hamilton and Arthaus and their sales will again test the depth of the high-end market in Center City as well the extent to which buyers are able to look past some of the quality-of-life issues Philadelphia is trying to combat.

“The market is there and I don’t think it is too much given the state of what is available,” said Lisa Yakulis, a real estate agent with Kurfiss Sotheby's International Realty. Yakulis noted that it would also be some time before additional, newly constructed condominiums would be available, which helps keep the supply in check.

“We’re still seeing people coming from New Jersey and New York and the tax advantages, cost of living and what you can get here is still more and less expensive than New York, Boston and Washington D.C.,” she said.

With its 27 units, 2100 Hamilton, designed by Cecil Baker & Partners, is a boutique building perched overlooking the Rodin Museum.

So far, 18 condominiums have gone under contract. Units had started at $2.1 million and are now $2.25 million. The penthouse is listed for $16.5 million. “When we had the encampment next door, we sold nine units,” Bock said.

In 2020, an unauthorized tent city sprang up on property next door to 2100 Hamilton that was later disbanded.


The development’s expansive patio and gardens were planned long before the pandemic but now seem fortuitous as people are more drawn to be outdoors throughout the seasons. The emphasis and commitment to the exterior spaces were deliberate by Bock.

“You’re in the city and I always thought this area was one of the few that displayed a park-like setting and we wanted to make sure we were part of that and we set out to accomplished that,” he said.

Sikora Wells Appel was retained to design the $2.5 million, half-acre private garden with trees, bushes, ornamental grasses and perennials that sits just off the terrace with all of the water and fire features and provides the residents what has been described in marketing materials as "a private oasis."

The HC Staff has a troubling aversion to dark colored facades. I can see maybe a few instances where they might but it’s starting to get a little weird…

They also rejected the black color scheme for Aritisia. Now it’s creme/tan colored.

Huh?!? The PHC Architectural Committee saw a lot of problems with 160-64 N 2nd and by unanimous consent made a recommendation of denial. Job Itzkovitz of Old City District weighed in during the public comment portion, noting, among other things, the provision of a curb cut for access to the 3 parking spaces. He stated that the zoning for the site does NOT require any parking. He also mentioned that their organization has an Old City Design Guide available from their website, which might be helpful in informing the design decisions here. For what it's worth the lot at 160-64 N 2nd looks good, totally cleared/prepped and ready to dig whenever something is approved. I hope it stays as a lot until the right design comes along.

WOAH - Starbucks going into the old Forever 21 space at 1708 Chestnut according to the new June CCD retail report. That would be huge! Anyone seen other confirmation of this? I can’t find anything else online confirming.

That's a large footprint.

A few months ago the signage committee reviewed plans for a small Starbucks pick-up only location across the street next to ForEyes (in the CAVA building where the old pizza place was), so that’s probably it. Haven’t seen any activity in the building yet, though.

Huh. I’ve seen those pickup locations all over NYC. Makes sense they’d expand the idea to other cities especially given the location next to that little park, which by the way is really an amazingly peaceful place considering how busy the area around it can get during the weekdays. So it’s most likely just a typo in the last digit, but I’m holding out hope for a roastery

The Starbucks PICKUP signage has been up for a while now - maybe a month or two. The windows are covered, but I haven’t seen any active work when I’ve walked past.

Left at the Altar: No Fairytale Ending for the Painted Bride

Real estate development often comes with its ups and its downs, with the highest of highs and the lowest of lows, for reasons that are sometimes anticipated and sometimes seemingly out of nowhere. What seems like a slam dunk project can turn into a horrific brick (sometimes literally), and it pains us to say that 230 Vine St., now the former home of the Painted Bride Art Center, may soon fall into the latter category.

As you may have guessed, things went sadly sideways on this. A couple near neighbors and a local neighborhood group appealed the decision to the Court of Common Pleas. After a long, slow process, a ruling was made last week, stating that the Zoning Board exceeded its jurisdiction, as no true hardship existed beyond the logistical difficulties of keeping the mural intact. A reminder, this is what was planned for this property:

So what’s next? An additional appeal to this decision could be filed, which would extend the process further. Or the developer could pivot to a few different options: a shorter overbuild to conform with the 65-foot height limit for the property, an even shorter, ground-up multi-family building, or 16 town homes. The sad thing is that only the first option would maintain the gorgeous mosaic from Isaiah Zagar, the artist behind the famous Magic Gardens on South Street.
