I agree but remember they are selling the amazing river view and the waterfront drive location, AND the history of the pumphouse as a cool factor. [Can't believe it's not called the "cool dunes cool rooms"]. Most people won't know they are living in a box made of popsicle sticks and cardboard. And most people won't care. I believe there is a market for these trendy (but awkward) units.

Is the suite entrance actually through the bedroom? Like those houses with the patio doors in the master? Or is there some kind of hallway? Would be super awkward bringing everyone in through the master..

Agreed, but at least they're rentals and not condos.

Wow those look horrible. $1400 for a 500 sqft Ikea box with an open-air entrance through your murphy bed bedroom? That's a hard pass.

The cabinetry looks to be the same crap that was used in 62M which was of the lowest possible quality, could see all the screws and fasteners from the outside, and all started falling apart within a year.

Is this development going to have any modern building amenities like a gym, rooftop/private terrace for entertaining, anything? Yikes.

Thanks for the link.

Levels 2, 3, and 4 are single storey suites. Level 5/6 suites are 2 storey. Entry to level 3 suites, is via a doorway and staircase on level 2. So the suites on level 3 don't enter through the bedroom.

Just noticed the leasing info says phase 3 occupancy is spring 2021, so you gotta think they should be starting construction ASAP.

Apparently phase 2 (the 1st residential building) was 90% leased within 10 hours. All penthouse units have a rooftop hot tub. All units include all utilities, including internet.

The floorplans in this building are horrendous. Why are the toilets pretty much in the kitchen, only will be separated by a sliding glass door. Not ideal for taking a dump while entertaining.

^ Was there an original plan for a third Excelsior condo above Carnaval to go with 280 and 290 Waterfront? That 2 storey stub at the south end looks odd. Maybe the lot shape there didn't allow it.

^ I like those views. That area has come a long way... judging by the second shot, the only big surface lots left in that area are the one by MTC Warehouse and the one north of the Manitoba Museum, and there are at least theoretical plans for both. I suppose the East Exchange also has that big lot between McDermot and Bannatyne, but who knows what's going on there and if the rendering for that site will materialize anytime soon.

Either way, solid progress.

It was always described as a twin tower project, although now that you mention it I wonder if there was some provision made for a third if the developer could get their hands of the sliver of land behind the restaurant?

It's really nice to see a critical mass of residents emerging in that area.

I went through Waterfront yesterday. The pumphouse fills the gap nicely and gives a nice street presence when coming from the Higgins end. Looks quite urban.

If the garbage can place thing goes ahead, and whatever was being planned for Duncan, it will sure be a nice street front.

Two of the two-storey penthouse units in 290 are listed right now, just on either side of $1 million (that's where I grabbed the images). Great downtown and river views from the terraces.
