Also curious as to how that diagram shows a 23 storey building... by my count it's 22 at the absolute maximum... what am I missing?

These diagrams... so complicated...
The "first level" is 2 levels. Check where the skywalk comes in. Looks like a 2 storey atrium type space with the skywalk coming in on a mezzanine level. Which would be floor 2. Edit: this is wrong. I count 22 haha... Must be another level up in the mechanical area?

Metric, imperial, beer bottles. Whatever unit floats your boat.

It's says level 1 is the main floor.

Maybe someone can cross reference this image with renderings. I still cant count 23 on the render.

I do love the building, but am curious if there are any retail units on the main floor, or plans for active uses within the lobby like a cafe or anything.

That's a bit unfortunate considering the wasted space that is the Hydro Plaza across the street. That whole block will have nothing for eternity.

EDIT: To be clear I don't mean that the idea of a plaza is a waste of space there – but the way its designed that makes it nearly useless and unable to hold any events.

Is there a tunnel from Wawanesa into Sutton Place? There's something grey going underground in that image I shared.

Ahh, yes. Seeing it in behind like the rest of TNS.

Wawanesa P! is at same level as TNS P1. But looks like Sutton Place doesn't go as deep for some reason. Even though they all have parkades underground.

I'm definitely a sucker for tall building porn. Could you imagine if the Wawanesa project had been a reality during the initial development and been incorporated into the original office tower? That would have been a new tallest for sure. Same if the hotel and residential had wound up in the same building. I get the whole thing about eating up more empty lots, but man, would've been pretty wild and cool to see two new tallest towers at TNS. Not that I'm opposed to the current iteration, far from it
Anyways, carry on, just a thought I had recently

Definitely would have altered the skyline, and I share your thoughts regarding tall towers. Even the Manitoba Hydro Building could be twice as high if it did not have such large floor plates.

Thanks Grump!

Seems like they're making good progress. Unlike a couple other nearby developments.

It always kills me when they demo a building and have to excavate to remove the foundation...back-fill the hole to start from scratch and then start excavating the new fill to construct the new foundation. I understand the reasons why but it just comes across as wasted effort.

Wait...what? Not being an architect or anything related, I had no idea that that was a thing.

So, just so that I understand this correctly, you're saying they tear down an old building, dig the hole needed to excavate the old building's foundation but then, instead of just continuing on excavating for the new project, they fill in the hole and then dig it again? Have I got that right? If I do understand you correctly, what on earth is the reason for that?

haha

As an aside, for that new building getting constructed just north of the Misericordia hospital, they did not fill the lot back in, they just kept going.

I think it's mostly due to the requirement of perimeter shoring. If it is necessary (and it will be for this project), you want to install it from a firm level surface at grade. You can't dig below 5-feet without installing shoring, or doing a 45-degree cut. For the Wawanesa site, they need serious shoring on all 4 sides.

^^^yes, definitely for the shoring. As I said, it just seems funny.

I guess to it depends on how soon construction is going to start.

For example the PSB/Parking structure was backfilled as I don't think anybody wanted that location as an open hole for the next 6 months to a year before construction starts on that site.

And the PSB hole was huge. If you ever drive by, maybe after the snow is gone, the cetnre of the site is raised quite high too. Maybe 1m above the street. Lots of fill went in there.
