Assignor wants 19.9m for #3901 which is crazy since the internal square footage is only 2140 sq ft; total int+ext sq ft is 3027

The original contract asking price with Westbank was 12.1 which is already crazy considering it's only 2140 sq ft. granted it is a really nice unit especially walking into the foyer with glazing and a japanese garden lol

Original Contract PSF: $5654
Assignment Contract PSF: $9290

That's borderline hilarious.

Its an amazing unit. I wouldn't expect it to be affordable. If I was guessing without any of the information above I would have said $4,999,999. If I knew it was going to be crazy expensive, I would say $7 million.

It would appear I'm off by around 75%.

I'm also going to say something controversial here - despite the glitz of this tower, DT is looking really dumpy lately. For that money, I much rather buy a SFH in West Van or UBC.

I stare at the floorplan and wonder...$5,654/sf for a unit with a tiny wall kitchen appropriate for a standard 1-bed unit, a powder room that's actually shared with one of the bedrooms and a bunch of disjointed outdoor space. The buyer must've been sold by the architecture, the view and all the Japenese garden stuff because otherwise the floorplan is pretty mediocre.

Real estate "speculation" has no borders, I doubt this person or many like him/her have any intention of living in Vancouver. If I was playing that game, Vancouver is probably not the place anymore.

From that last shot, some units will have a great view of the elevator cores of 1500 West georgia.

I'm getting deja vu. Reminds me of the early part of Vancouver House rising. Very exciting knowing what's ahead as it takes form.

To have this and then the Butterfly take shape is quite a blessing.

We can debate Westbank and their approach, prices, etc, but as architecture nerds to have Vancouver House, Butterfly, and Alberni rise in the City and get to be witness to it is pretty cool.

No doubt landmark architecture that will be noticed world wide.

Most ironic for me perhaps, is back in the early days of the boom, 2005 ish all new developments that were too similar to tell apart billed themselves as "World Class."

We now have 3 towers going up that without a doubt are World Class, and no actual mention of the words.

When you know, you know.

Different angles from Saturday (my pics). From the side and back you get the sense that the more complex lobby, pool, etc floors are done and they’ve reached the more standard floors (‘standard’ being relative, given the design).

Yes, that's a lot of embeds (welding brackets and plates) in one small area. The 2 button angled ones for a railing? The ones for the underside of the slab I have no idea.
That slab is over the pool area. Maybe the mounts are for all that hanging woodwork over the pool.
