Remembering that time c. 1961 when the late, great developer/architect Samuel I. Oshiver's 'Golden City' was designed to rise 60 to 63 stories at that very same site. True Fact®.

Read all about it here: https://www.facebook.com/groups/Phil...0171297938177/

…and from a close read of the approved Zoning and Use permit below, you can see it would have been the Mother of All Mixed Use Projects:

This top image reminds me a bit of Penn Pavilion hospital. Makes me wonder if Penn could have pulled off a style like this with the massive size requirement, or that would have been too much glass. I really like this facade though.

This is a great proposal to advertise in NYC and DC to people who can WFH and take Amtrak in when needed

2301 is very well designed, from the rendering at least.

Do you know when you might be able to let us know/an announcement will be made on it? It would truly be a corridor-changing project to get this going

We have a thread for that development, actually

I don't really have a clue to be honest, though I think I heard the person say the existing shopping center is about to be (or is already in the process of being?) demolished, and I got the impression it's moving forward soon. I don't get over that way very often so can't check it out for myself though. I think this will be the first location for the tenant in this region, but that's all I feel comfortable sharing.

(Ok, I'll also add that it's not an Equinox sorry for anyone hoping for a repeat of the Laurel speculation...)

I drive by this location everyday so this project has been on my radar. They haven't started demo yet (in fact some of the businesses in the plaza are still open). No demo permits have been pulled either (according to Atlas) so demo seems like its still some ways away.

Don’t worry, I’ll start the Equinox rumor. Someone has to.

A sign of Philadelphia’s progress: We used to be satisfied starting Wendy’s rumors.

New highrise in Northern Liberties?

See the rendering below from Igna's article in the Inky today. You can clearly see the Piazza at Schmidt's. The three towers behind that are the Piazza Terminal project. Looks like there will be THREE towers for that project, not two. 16, 12 and 12 floors.

Lastly, looks like another new highrise is about to be proposed in Northern Liberties wedged in between Piazza Schmidt's and Piazza Terminal. Looks to be the triangle-ish shaped parcel at the corner of Germantown Ave and Hancock Street where there's currently a one story warehouse/office building. Looks to be 14 or 15 floors.

This is interesting. I guess they feel its more viable as an apt complex which is its original purpose. It was compromised as a hotel location.

Hotel to 289-Unit Residential Building Conversion Planned in Center City

Current building:

Rendering plans for the ground floor fronting the Parkway:

Quote:
Back in November of 2018, developer Pearl Properties purchased the Embassy Suites at 1776 Benjamin Franklin Parkway for $59.8 million. We heard last October that the former TGI Fridays on the ground level of the building would be transformed into a brewpub. Victory Brewing Company of Downingtown announced that they would be opening a 2-story, 14,000 square foot brewery and taproom along the Parway with multiple outdoor areas. Victory planned on opening in late 2020. We’re not sure if that timeline is still accurate.

After Pearl’s acquisition was announced, all signs pointed to the company continuing to operate the building as a hotel. However, last week, zoning permits were pulled to convert the hotel into 289 residential units. We decided to do some investigating and called the Embassy Suites. An automated message alerted us that the hotel suspended operations on July 3rd. No information on when, if ever, the hotel would re-open was given.
