^I actually don't believe that for a second. The 5+2 model does not require depressingly retrograde and piss poor envelope design. That's a cop out. This is actually one of the ugliest 5 over 1's (or in this case 5 +2) I've seen in a while, and that's saying something. I'm not trying to be depressing, but that thing is just begging to be ridiculed.

So I found myself in downtown Elgin this weekend with several hours to kill, so I did a lot of walking around looking at old buildings. Passed one old storefront and saw it boarded up with a "condemned" sign on it, and figured it was getting torn down.
But later I passed it again, and saw the doors open and a couple workers inside busy gutting old flooring. I was curious so I poked my head in.

They said the building was being renovated by a new owner. First floor would be a restaurant with a "play room" in the basement. I'm thinking he meant party room. And an open air rooftop bar on top.
It's a great space. Looks like the official address is 50S Spring St. But it also has an entrance on Grove Ave, where the building is two stories.

I couldn't find any article on this building. Anyone else know more? Looks like it will be a great spot when it's done.

Plan Commission OKs 1012 Chicago development
New building would replace an auto dealership on the west side of the street.

Materials will make or break that one. Design is not bad, but it could age badly if they cheap out.

Construction of Sigwalt 16 in Arlington Heights is done. They look nice, scale is appropriate for the neighboring buildings.

Still no sign of any movement on the larger towers that are proposed.

But the closing off of cars to Vail and Cambell, the large sidewalk cafes and party atmosphere was very cool. Packed solid on a Sunday evening.

HACC unveils plans for family housing at Walchirk site

I really like how 1012 Chicago Avenue hides its deck behind the building (west along the rail tracks) and fronts the street properly. If they keep the smoked glass and dark curtain walls its going to be a great addition. The gaps along Chicago Ave south of Dempster and north of Main are finally filling in.

“There’s noise and light and a forest preserve right here,” she added. “What does that do to the wild life in the forest preserve?”

In order for Carvana to build on the site, which is currently a parking lot, the village must give the company zoning relief to build a car dealership in what is currently zoned as an office research district, said Matt Brandmeyer, community development director with the village. The company is also seeking zoning approval to allow it to display more signage than is currently permitted.

The proposed Skokie building will have a footprint of about 7,960 square feet with about 52% of that space made up of office space, a welcome center, restrooms, storage, a conference room and employee spaces, according to village documents. The rest of the footprint includes the base of the vending machine tower, two vehicle delivery bays and a vehicle detail prep area.

It's the same "car vending machine tower" they already have in Oakbrook and other US cities. Just a gimmick to attract attention from drivers on the highway. Functionally the building isn't any different from the Nissan dealership that already exists right there on Golf.

The opposition is the usual NIMBYism from residents of Optima next door.
Ironically, if Skokie had listened to the NIMBYs 20 years ago then Optima wouldn't exist...

We are so puritanical about signage and advertisements in this country, which is weird because big business runs roughshod over society in pretty much every other way.
