Yea it's hideous I don't know why Ironclad always tries to do too much with their exterior cladding. If they simplified the colour scheme it could be much improved because I have no problem with the massing itself. Let's not talk about the parkade.

At least its 16 stories

^ Yeah, sometimes less is more. I don't know why they went with such a busy look. I guess the saving grace is that it's somewhat hidden from sight and it will bring more people into the area.

One thing that really hasn't started to happen yet is the transformation of the pedestrian realm to reflect the additional density in that south Pembina area. There are lots of people walking around there, lots of recent immigrants and students, but south Pembina is still mostly as stroady as it ever was. Compare with an area like Richmond, BC which around the Skytrain at least, has evolved into an ancillary downtown. I don't expect south Pembina to reach that level anytime soon, but it would be nice if there were at least a few buildings that went up that provided a bit of an urban character to the area. I guess The Arc is the closest thing we've seen to that so far.

I still will never understand why in our winter climate , why we are constructing open air concept parking garage/structures.. you go down south they have fully heated or air conditioned parking garages.

Nice to see a phase 2 happening! Though yikes, I wouldn't mind seeing a redesign of the cladding. At least the parkade is hidden by phase 1 so you won't see it unless you live there. Seems like a good spot for a taller building like this, the river side will have great views.

^ They can yank the MS-Paint graphic motif on the side while they're at it.

Well it adds some density of 150 -200 person to the area so there's that. Can't say much about the aesthetics of the building.

Other than the weird shape outlines on the sides I like it for a suburban build

Least disguised parking garage I've seen in a while.

It looks like a tower plopped on a 70s parking garage.

I guess if there's any consolation it will barely be visible from Pembina Highway as it will be hidden behind many other buildings. You'd really have to be looking specifically for it to notice it.
