JV Secures $147M Loan for Florida Student Housing Project

A joint venture between Adam America Real Estate and JW Capital Management, along with their equity partner, ARBS Real Estate USA Holdings, have secured $147 million in construction financing for the development of a 932-unit, 1,201-bed student housing development near Florida International University (FIU) in Sweetwater, Fla. The project is slated to deliver in the fall of 2024.

Designed by Niles Bolton Associates, the 22-story development will offer a mix of studios and one- to three-bedroom units, with shared common area and a private room for each student. Community amenities include 15,442 square feet of street retail, study and conference rooms, library and lounge areas, a gym and a pool. A total of 647 parking spaces will also be available.

This will only help boost Sweetwater's density up to 10K ppsm (people per sq. mi.). It's amazing how much density the Miami/South FL area is adding and how many communities have 10K ppsm. Nearby University Park, which is unincorporated (meaning not an official place), has about 11,044.878 ppsm. It's on par with NY, NJ, and even parts of CA. Amazing!

Ugly as sin but pretty nice for what is essentially a college dorm for FIU. Its actually an interesting new market that I have seen pop up with the apartment towers going up next to college campuses and being run and designed as private dorms with several bedrooms per apartment that are specifically designed for roommates rather than families and common areas for studying on each floor. There are several next to FIU now. A couple have sprung up next to UM in South Miami and Coral Gables as well.
