a while back there was a question about the status of block 4 (East). the article linked to above says this:

Quote:
On the housing front, OCII said that they have maximized “housing units on each site to advance the delivery of this critical resource” and that they have an “insuffcient” amount under the existing plan to be able to develop affordable housing on parcels Block 12 West and Block 4 East.

“OCII staff is analyzing what steps, including height increases, might be necessary to add up to 550 affordable housing units on these two remaining parcels,” the memo said.

Yeah, that's exactly how I remembered that area. I don't think there's anything in there yet

I wonder how and when they will proceed with the hotel in that area haha

No problem! Inside those little buildings, houses the two concrete cores. When they're ready to build the hotel, they will just extend up the cores.

Look at mixed use #2 from around May 1, 2018.

elsewhere around MB, all from last weekend...

couple shots of 1 De Haro (from a smudgy train window) clearly showing the wood beam structure that will also be used down the street at CCA and over at Pier 70 soon. (Recology site in the foreground)

work on the south bank of Mission Creekdoesn't look like much yet, but I think they've carted away a significant mass of surface and debris

the hotel on block 1 is starting to get some skin

in relation to block 3 down the street, which has solar panels down one south-facing wall

block 6W is starting to be more visible now

as expected, the passageway on the west side of Arden remains fenced-off

the parking garage behind the Celgene building on Owens is coming along

so far it's not a looker, but we'll see

the Rutter views!

UCSF housing in Dogpatch. Minnesota St side

the sidewalk landscaping doesn't seem very inspired

Indiana St side, where the lighting shows off the 'stitching' pattern of the facade better

they do feature mid-block passageways on either side of the ramp structure, which is good for circulation

UCSF Psychiatry Center, also in Dogpatch

infill on Tennessee near Mariposa

950 Tennessee, Minnesota side

Crane Cove Park making gradual progress

2177 Third

looking north down Third from 19th

and from Mariposa

looking at Oakland past the approx site of the future ferry landing

the bayfront trail has been temporarily blocked off for construction of the bayfront park, which is still mostly dirt

Three Corners, almost done

Uber and the northern part of Third, where Mission Rock is now getting underway in the distance

Excited that work has started on Mission Rock. That's gonna be the Giants personal ATM that will allow them to stay competitive with the Dodgers.

it's exciting to realize there are *four* waterfront greenspace projects currently under construction in the area:

- block 1 creekside
- Mission Rock
- Bayfront Park across from Chase Center
- Crane Cove Park

... and five if you count Pier 70! and six with the Power Plant site in the wings!

it has taken too long, of course, but nice they are all finally happening

Thanks for the photos.

Are those parking lots going to be redeveloped?

Yes, they’re part of the UCSF campus and will definitely be developed. That’s been discussed by more knowledgeable people here in the past who can hopefully weigh in again. The parking garages are well done and necessary while being much more efficient and desirable than surface parking lots (which the City is rightly eliminating everywhere).

as viewguy mentioned, most of the current surface parking you see in the photos is part of the UCSF campus.

the most recent information I can remember or find quickly related to that area is from 2013-4. in this thread there is discussion on pages 68-69, and from this site you have this (for reference, the photos are taken from the Rutter Center in an arc spanning NE to NW):

(note that two of the visible lots are for a future SF Public School and future affordable residential)

this document also has more detailed info. you can see that since 2014, the basic infrastructure (sewers, street grid) has been put in place to prepare for development

edit: from this document from end 2014, you also have this image highlighting the parcels that remained pending at that point

I do have a nagging question around UCSF MB Campus Planning - with these parcels available, how come UCSF acquired additional ones in Dogpatch and the 'East Campus' and built there first? (edit: and in particular, is the UCSF housing that was just built in Dogpatch the same that was originally envisioned for MB block 15?)

To answer some of the questions...

- The East Campus is being developed because it has a significant clinical focus, so being across the street from the hospital is important.

- The big new UCSF housing complex in Dogpatch is indeed a relocation of the housing that was originally planned for Block 15. When the Dogpatch properties became avaialble, UCSF jumped at the opportunity and shifted plans because that property is a better fit for residential while Block 15 is a better location for research/clinical functions. Remember UCSF also acquired the Cal-Steam building at 777 Mariposa. AFAIK, still no specific plans for it, but they couldn't pass up the opportunity. Cal-Steam had a couple of years left on their lease at the time, but I believe they may have vacated by now.

UCSF will be pursuing options to increase square footage entitlements for the main MB campus to allow more research development on the remaining parcels, but things may be on pause for a while as they turn some attention back to Parnassus and the hospital rebuild there after spending the past 20 years focusing on Mission Bay.

- Regarding parking, while there are temporary surface lots, UCSF is actually building less structured parking than it originally planned. They're finding with the robust shuttle system and increased housing stock, they don't need as many. For example, the existing Third Street Garage on block 23 is only two-thirds the size it was originally intended to be. It was supposed to be expanded at some point, but they decided not to, and of course with the neuroscience building going up on the rest of the block, that decision is now locked in.

In other words, the short answer is YES, of course.

A medical facility serving a region, as UCSF does, needs some parking because it serves people who don't live in SF and have to drive from the CV, far North Bay and other distant places to get the highly specialized care available in CA only at UC and places like it (such as UCLA down south). If you live in Eureka and get cancer, you may still very well want to come to UC.

But ultimately, I would expect nearly all the parking in Mission Bay to be in multi-level structures or underground and none in the kind of surface lots seen in current photos.

I don't know for sure, but I think the area being on fill may also have something to do with the general lack of underground lots (or at least deep underground lots). Most places only have garages on the surface or parking that goes at most one level below ground.

the NW corner

the CCA student housing is losing its shroud, revealing its imitation of the style of its parent school building

in Potrero Flats, 88 Arkansas sprouting above its fence

Mason on Mariposa has open sidewalks on the north side

and you can even enter into the passageway a ways

over in Dogpatch, the one at 20th and Third, as seen from Tennessee.

the Pier 70 end of Crane Cove Park, looking north

moving northward, outlines of things taking form

looking back south

further to the north, varied pavers

the UCSF Psychiatry Center, Third St side

we have new sidewalk on the west side of Illinois finally

the portion of the Fibrogen building that 'interacts with' Terry Francois St has been fenced off, which I hope/assume means they are spiffing it up with new plantings and stuff

the bayfront park by Chase also has the vaguest hints of forms starting to show

Uber still being worked on

the hotel

Mission Rock, test piles going in

creekside looks about the same

hotel from creek in context

more context

block 9

the next block of residential to get going (this summer) will be block 9, behind the public safety building - 141 studios for very-low-income and formerly homeless people.

once they're all moved in around the end of next year, its sister block 9A, just to the east, should be about ready to break ground.

hopefully by then we will have heard something more on the timing for the last two remaining residential parcels in MB, blocks 12W and 4E, to get going
