This is kitty corner from Lake View Lofts. From what I understand the developers of Lake View also own the vacant lot next to the completed LVI and under construction LVII and we may be hearing an announcement for LVIII there in the future.

Allegan -

News about a planned hotel in downtown Allegan which is (not surprisingly) stirring up local conflict. My own opinion, being generally "pro-development" and definitely "pro-small town / pro-history" is that if it is done correctly, this could be a great asset to the small but unique downtown. Especially if the park ends up with a net increase and is given proper attention / budgeting (which is the developer's proposed trade-off for taking over some of the current park land).

...the local concerns are vast and varied. Some items cited include:
  • The developer, CL Real Estate Development Co. of Peru, IL, lacks experience in hotel development
  • There are no guarantees / defined limited for the park investment
  • The park land that would be absorbed would take away from outdoor concert and fireworks viewing areas
  • The developer will not make public their own marketing studies
  • The development will render park areas less accessible to seniors and those with mobility impairments
  • Developing the park is a sign of disrespect to its namesake and contradicts the investments made in the past to preserve it as public open space

I'm not a betting man, but it looks like this development faces a long, uphill battle. I predict that the developer was expecting some backlash, but that they will ultimately back away and pick a new site, or move on to some other town. The plans and renderings that have so far been made public seem very generic and schematic.

All of these will need to be overcome before this thing has a fighting chance.

This is just a small project, but a nice one for the community of Dowagiac (about 1 hour southwest of Kalamazoo, and about 45 minutes north of South Bend, IN). They are remodeling & expanding their historic library.

It has been a while since there were some comprehensive updates on this thread. I'm going to try and get some things caught up now. Holland is Hoppin' (pun intended), so I figured I'd start with some exciting Holland updates!

210 / 212 S River Ave.

There was a recent article (in June) that Resthaven, a senior living provider, is teaming with GDK Development and TAG (The Architectural Group - Grandville, MI) for a new 55+ facility in downtown Holland at 212 S River Ave., on the site of the former Harbour Bay Furniture Co., which closed in 2018. There is also some incidental work planned concurrently at the property next door (210).

The Planning Commission reviewed revised application information for both 210 and 212 S River Ave at a June 23 special meeting. 210 is an existing, 2-story historic masonry structure that would receive a new roof and second floor deck for the existing second floor residence. 210 would be the new 5-story Resthaven facility with ground floor retail space, 21 single-bedroom units, and some main floor covered parking. The design is inspired by the Brower Furniture Co. Building, a historic building that formerly occupied the site 100 years ago. The Commission unanimously passed the site plan applications for both properties.

173 W 20th St.

At the same June 23 Planning Commission Meeting, some plans were reviewed to convert a former church structure into a 6-unit apartment building targeted to medical professionals. This would also require a rezoning from R-TRN to PUD to allow for the higher density unit count (current zone only allows for up to two units). The Commission responded favorably, and the next steps include community outreach.

The developers seem pretty novice, and the plans that were reviewed are pretty unexciting, but maybe an interesting project nonetheless -

159 S River Ave "Towers on River"

This 5-story project was reviewed in September of last year. The applicant, Midwest Construction, returned to the Planning Commission at their July 14, 2020 meeting to amend the original application. Included in the amendment is the provision of medical office suite space on the second floor, multi-level patient and tenant parking, and a total of 27 residential units on the top three floors. Also included is an additional curb cut off of 7th St, in addition to a previously approved cut off of 6th St. Awaiting minutes to find out what the outcome was from this 7/14 review.

66 E 8th St (New Holland Brewing Expansion)

Here's where my bad "Holland be Hoppin'" pun comes into play. New Holland Brewing is looking to expand their current building with a ~2,400 SF rear addition with a basement and two floors. The goal of the addition is to provide an expanded kitchen and year-round indoor / outdoor bar space on the ground level, with restrooms, storage, and roof top patio above. There is also an elevator proposed as a part of this development, which would require an OPR (Optional Plan Review) and Planning Commission Waiver, due to its location along a public right-of-way. The online documents also indicate plans for a future second phase addition, to finish a build-out of the second floor up to the 8th St. frontage. The building is also in the historic downtown district.

36th Street Housing Development (285 W 36th St and 904, 906, 926 Washington Ave)

City Council voted 7-2 in early July to approve the rezoning of these parcels to allow for a new affordable housing development spearheaded by Lakeshore Habitat for Humanity and Jubilee Ministries. A total of 42 units across two phases would be built on the parcels rezoned from R-1 to PRD (Planned Residential Development). There will be a mix of single-family detached homes, and 2 and 3-unit townhouses. This is a fairly massive development, considering the stakeholders, and a lot of moving parts were involved to get it to this approval point.

Finally found a few update photos for the Muskegon Lakeshore Convention Center project. These were posted a few days ago by Progressive AE on their LinkedIn account. The exterior looks better than the renderings thankfully.

A 5-story hotel anywhere in downtown Allegan is going to be a big undertaking. This site is especially tricky, with its riverfront location, adjacent park, and tight road access. It will be interesting to see if this idea to narrow 2nd St passes. I agree with some of the council members' comments - it seems like a small concession for a project that will potentially bring so much more activity to downtown.

Coldwater, MI Updates

Coldwater -

Here's a random one (just noticed in in my LinkedIn feed).

In Coldwater, Sekisui Voltek, LLC (a high-performance foam manufacturer) just finished a 5,400 SF expansion, which includes new laboratory, R&D, and office space. It is always good to see high-tech manufacturing in smaller towns.

Speaking of Coldwater, The Lofts at Milnes Plaza, a new, 4-story, 50-unit apartment complex, is nearing completion and should be open in November. It is considered "general occupancy workforce housing" and it received 9% housing tax credits from MSHDA. This is a large project for Coldwater!

It may be a stretch to call this "West Michigan" but good news nonetheless. Eaton Rapids is a very cool little town on an island in the Grand River. Worth checking out if you haven't been.

Hastings -

Some disheartening news for Hastings -

Vacant for half a century, the 10,000 SF historic Hastings Table Company building (later Royal Coach) was destroyed by fire yesterday. There were plans for it to be the centerpiece of a new housing development within walking distance of downtown. This building is nestled in the old industrial manufacturing core of the city, which still has a few intact nineteenth century buildings.

HASTINGS, Mich. — Early Wednesday morning, crews responded to a large fire in Hastings at the old Royal Coach building. The blaze leveled the building, destroying it and a nearby power pole. As a result, thousands were without power Wednesday morning and afternoon. It is still unclear what caused the fire.

The building is more than a hundred years old, and originally home to the Hastings Table Company. The Royal Coach Company took over the complex in the 1940s. The building has been vacant for about 50 years since the company left and has been used as a warehouse...

The latest & greatest piece of Muskegon's ongoing renaissance - the under-construction Muskegon Convention Center - is ~70% complete. Of the ten weeks of schedule that they lost due to COVID-19, about 5 of those weeks have since been made-up. It is now on track to open Spring 2021. There is some video footage that shows interior & exterior construction progress at the link below.

Ribbon cutting was about two years ago, but the new Holland Civic Center continues to receive awards. In 2019, it won an AIA Grand Rapids Honor Award. Now, in 2020, it has received a building award from AIA Michigan.

There is a city park in Marshall called Ketchum Park. The park straddles Rice Creek, which feeds into the Kalamazoo River. It has been getting some great revamping lately, with new landscaping and park features. Most recently, the new Cronin Mill Race Pavilion celebrated a ribbon cutting on October 9. I think this pavilion is a phenomenal addition to the park, complete with a seasonal outdoor fireplace. It is a beautifully designed open air shelter, with thoughtful site design by Viridis Design Group (Kalamazoo-based) -

Niles -

Let's jump to Niles, which also has not been featured on here yet. Frederick Construction recently wrapped up the new Niles Community Health Center. The 30,000 SF building provides 26 exam rooms, behavioral health services, OB services, and physician services. There is also an on-site pharmacy with a drive-up window.

It opened late last year, Frederick just posted some final construction photos. This was constructed largely with the aid of a $300K grant from Spectrum Health Lakeland. The new facility is operated by Cassopolis Family Clinic Network, which serves Berrien and Cass Counties. The project is located east of downtown Niles at 1951 Oak Street. More info here.

Muskegon (Fruitport Township) -

It seems Muskegon may be one step closer to the reality of having a large casino / hotel complex in Fruitport Township on the site of the former Great Lakes Downs racetrack. This has been discussed for a decade, and now the Bureau of Indian Affairs has published (today) its final Environmental Impact Statement which will be open for public comment for 30 days before a federal 'record of decision' is issued after that.

The casino could bring 70,000 SF of gaming space and 220 hotel rooms, with the potential for 1,500 permanent new jobs. Link to the EIS

Benton Harbor -

After a significant COVID-19 construction delay, work on the Benton Harbor Flats project has resumed. This project was originally supposed to be completed this fall. That timeline has pushed out to Spring of 2021. When finished, it will be quite the transformation for this 1880's era building at the prominent corner of Pipestone and West Main Streets. The ~$4 million project will provide ~12 new housing units and several thousand square feet of speculative retail space. The 1960's-era metal façade will be removed, exposing the original nineteenth century masonry façade.
