They may learn something. It used to be that the creation of jobs was universally loved, especially with the politicians. It maked them look good. But now we have too many people with other agendas. Google doesn't have to undergo any rezonings, and that helps also.

Google executive details tech giant’s New York expansion

Google owns 111 Eighth Ave. and Chelsea Market among other buildings and is working on developing a second cluster in Hudson Square, where it has committed to space at 315 and 345 Hudson St., plus more at the Pier 57 and a new, 1.3 million-square-foot tower at 500 Washington St. for its global business operations and sales.

Google intends to continue to develop the Chelsea campus and is looking to Hudson Square as “Google New York City.”

Meanwhile, a new ferry route is linking Chelsea and Hudson Square. “The goal is to keep Googlers together,” Darrah said.


Darrah diplomatically said that Google was “excited” to have Amazon’s HQ2 as part of the local tech community, and while that won’t happen, “they are still here.”

But he warned that with several tech companies growing in places like Austin, Texas, and Chicago as well as in New York, “the war for talent is a real issue.”

Google nails down lease for final part of Hudson Square campus

The tech giant initially announced its plans for the building, at 550 Washington St., in December. The lease is part of a $1 billion new company campus to be called Google Hudson Square. Oxford Properties Group is redeveloping the building, which was formerly the freight terminal of the High Line. Google is leasing the entire building.

Toronto-based Oxford bought the St. John's Terminal building with a partner for $700 million in 2018 and shifted the focus of the site from mixed-use to strictly office. The building, designed by CookFox Architects, has floor plates of more than 100,000 square feet and floor-to-ceiling views of the Hudson River.

Also included in Google's Hudson Square plan are lease agreements at 315 and 345 Hudson St., which bring the campus to 1.7 million square feet.

About 7,000 Google employees were in the city at the end of last year, and the company has pledged to double that number within 10 years. Google is set to become the city's sixth-largest commercial tenant after its Hudson Square campus opens, according to data that Cushman & Wakefield provided Crain's following the initial announcement. Since then Google has purchased another building, in Chelsea.

Google employees will arrive at the Hudson Street buildings in 2020 and at St. John's Terminal in 2022, once construction is complete. Oxford was represented in the deal in-house by Adam Frazier in collaboration with Paul Amrich and Howard Fiddle of CBRE.

Construction begins on Google's massive Hudson Square outpost at 550 Washington Street

The conversion/addition is expected to be finished in 2022. The plan, in addition to Google's forthcoming expansions within Hudson Square, at Pier 57 and at Chelsea Market, has the potential to nearly double the search giant’s local headcount to at least 14,000 employees. Google's $1 billion investment into the neighborhood, collectively known as Google Hudson Square, includes taking up space at 315 Hudson and 350 Hudson Street.
Built as a rail freight terminus to the High Line in 1934, the St. John's Terminal features incredible ceiling heights, oversized floorplates and an unprecedented sweep of Hudson River-facing exposures. While Westbrook Partners and Atlas Capital Group will develop the northern end of the terminal separately, the Oxford vision entails preserving the first three floors of the old structure and incorporating them into a 1.3 million square foot, 12-floor office building — a groundscraper of sorts.


According to permits on file, the addition would nearly triple the height of the existing structure from 80 feet to 232 feet high. The floor schedule shows there will be ground floor retail, a bike room for 237 bikes, staff lockers, workshop and break rooms in the cellar, and offices above.

Demolition Making Quick Headway For Google’s Hudson Square Campus, At 550 Washington Street

550 Washington Street will rise to a modest height, providing future office tenants wide views of the Hudson River and the Jersey City skyline. The closest subways are the 1 train at the Houston Street Station at the corner of Houston Street and Varick Street, as well as the C and E trains at the corner of Spring Street and Sixth Avenue. Hudson River Park is directly across West Street from the property, and access to the Holland Tunnel is only a few blocks to the south of the three addresses.

315 Hudson Street and 345 Hudson Street are planning to open in 2020, while 550 Washington Street is reported to be finished in 2022.

Google invests heavily on its interior architecture, some really inventive and playful concepts, especially the Cambridge MA and Chelsea Mkt buildings. Unfortunately it seems we're going to get conservative exterior styling. Those roof decks stand to be glorious, though.
