Cool new renderings.

Needless to say, this project should be in Downtown St. Louis, but I'm okay with Clayton having it versus some other city in the U.S.

Question is.....Will Clayton approve what appears to be a lightbox on top of one of the towers? If so, it would be a first.

well, it's leaps and bounds better than it going out to I-270, or beyond. many of these people are going to live inside the innerbelt. this is going to be great for university city, for starters, and other more urban areas further to the east in the central corridor. u-city high is a 4 minute drive from downtown clayton. conversely, downtown clayton is a 40 minute drive from st. peters...

I'm backkkkk.....after having been in L.A. for almost a week.

Here's a St. Louis project announced while I was gone.

Restoration St. Louis is proposing a nearly $11 million project of 55 market-rate apartments on a vacant lot in the The Grove (Forest Park Southeast) neighborhood.

The project will be built on the burgeoning Manchester strip and will include indoor parking.

St. Louis University's Spring (Avenue) Hall nearly ready for the Fall semester.

The $45-million eight-story, approximately 153,000-square-foot facility has been designed for first- and second-year students and will feature single and double suite-style rooms with an estimated total of 450 beds.

Arch its good to have you back. This thread has been struggling a little bit in your absence, but there should be plenty of upcoming projects to post. Just today they announced plans for an aquarium at Union Station downtown.

The Evolution of Manchester Avenue continues.

Just 10 years ago, the Manchester Strip (The Grove) was a mostly moribund struggling strip that most St. Louisans avoided like the plague. During certain times of the day you could get clucked in the head and robbed.

Do I dare mention the "G-word"?

Being close to the universities, CORTEX and the Central West End, gentrification has apparently set in.

And as reported in the past, the strip has fast become one of metro St. Louis' most flourishing entertainment/bar strips welcoming millennials, diversity, hip bars, breweries, banks, restaurants, new apartments, infills and tons of rehabs.

It's still chugging along with new projects planned and under construction. Here's a quick look.

Another historic building in downtown St. Louis has been restored into 81-apartments most of which are two levels. The latest is called Gallery 1014 at The Alverne.

Gallery 1014 is in a 15-story building completed in 1923 for a private men’s club. Declining membership and dwindling finances forced the City Club to close in 1933. Soon the building became the Hotel De Soto, which operated for about 20 years. The Archdiocese of St. Louis bought the building in 1956, renamed it the Alverne, and ran it as senior housing until 1987.

Gallery 1014’s rents will range from $950 for a one-level, one-bedroom apartment to $2,295 for a two-level, three-bedroom unit. The building has about 40 indoor parking spots. It will have no active storefronts, but one space will have a display that will mimic an old-fashioned fruit stand, including a 1928 Ford Model A pickup.

Another new infill apartment complex proposed for St. Louis City at Russell @ Gravois streets. This is the second one proposed in recent months for the Soulard neighborhood - St. Louis' 'French Quarter' - which is just south of downtown St. Louis

Here's progress on World Wide Technology's new $95-million HQs in suburban Maryland Heights. WWT is a private $7.2-billion company.

HQs is being built in the Westport area of Maryland Heights on I-270.

Here's progress on the Mid-Campus Center (MCC) located on the Washington University Medical Center campus.

A beautiful and historic building in downtown is about to become a Hotel Indigo.

Hotel Indigo coming to downtown St. Louis

By late next year, two empty buildings at a downtown St. Louis streetcorner will be redone as Hotel Indigo St. Louis at the Arch, the project's developer said Friday.

"We're full speed ahead," said Neil Kapadia, principal of ViaNova Development, of Chattanooga, Tenn.

ViaNova plans an 86-room Hotel Indigo in the LaSalle builidng, at 501 Olive Street, and the adjoining building, at 303 North Broadway, formerly occupied by Paradowski Creative.

Kapadia said the remodeled facade of the Paradowski building will be "smoothed" to blend with the front of the LaSalle.

Hotel plans include a ground-floor restaurant and a rooftop bar on the 13-story LaSalle portion of the $11 million project. Kapadia said interior demolition will begin in October with the intent to open the hotel late 2017.

In the next 6 months there should be 3 different boutique hotels under construction in the downtown area. I think the tourism/hospitality industry could and should be a growing priority for STL, especially with the renovated arch grounds and all of the other cultural attractions.

The longest pedestrian skybridge in Missouri is under construction at the Washington University Medical Center.

At 1200 feet, it will become the longest in Missouri, which will connect/link to the existing skywalk system in the medical center.

TechShop officially opened in St. Louis today.

It's a small building, but it's another linchpin in St. Louis' efforts to gain more tech and STEM jobs.

Located in CORTEX, St. Louis' innovation district, the @4260 building will also be commonly known as the TechShop building.

While it will be TechShop's first location in a brand new structure, the 60,000sf building will also house a pharmaceutical firm that will move over 200 jobs to St. Louis City from suburban St. Louis.

It is not an overstatement..... that St. Louis' Central Corridor (from downtown to Clayton) continues to boom. Phase 1 on the East of Cortex development has begun.



Work begins on $340 million Midtown redevelopment that will include stores, offices and food hall

Environmental cleanup began this week in Midtown St. Louis at the former Federal Mogul foundry the Lawrence Group is redoing as stores, offices and a food hall.

Steve Smith, Lawrence Group’s chief executive, announced the work Thursday and added that Bull Moose Industries will take “a significant ownership interest” in what has grown to as large as a $340 million redevelopment of the 14-acre site.

Bull Moose, a maker of metal tubes mainly for the construction industry, is part of London-based Caparo Group. Chesterfield-based Bull Moose shares ownership of the Missouri Theatre building with the Lawrence Group, which is redoing the structure, at 634 North Grand Boulevard, as a hotel and Bull Moose’s new headquarters.

Lawrence Group’s name for the project at the Federal Mogul site is City Foundry Saint Louis at Cortex. The site on Forest Park Avenue is between Vandeventer and Spring avenues on the north side of Interstate 64 and east of the Cortex technology district.

Smith praised Swarj Paul, chairman of Bull Moose and founder of Caparo, for Bull Moose’s investment in City Foundry. Paul is an Indian-born entrepreneur who holds the aristocratic title Lord Paul of Marylebone.

Elements of City Foundry’s first phase, scheduled to open in 2018, will include:

• About 48,000 square feet of restaurant and food hall space with approximately 20 “chef-driven” food stalls and as many as four full-service restaurants.

• Offices totaling 124,000 square feet of space and as many as 45 retailers in 133,000 square feet space.

• A 511-car parking garage and surface parking.

• Connections to the Great Rivers Greenway trail system.
