New Plans for Prominent Van Ness Corridor Site Closer to Reality
April 1, 2019

Plans to raze the former KRON TV building at 1001 Van Ness Avenue and develop a 14-story building, with 239 condos over 5,000 square feet of retail space fronting Van Ness, were approved two years ago but never broke ground.

(Instead) both demolition and building permits for the site have been requested . . . . (for) a residential care facility on the Cathedral Hill site, with 247 assisted living units for seniors over 8,200 square feet of ground floor retail space, the new plans for which are working their way through planning.

Oryx Partners has since revealed that they’re planning to partner with Atria Senior Living on the project . . . .

And if the revised plans are approved, the project team is positioning to break ground at 1001 Van Ness, “in about a year.”

. . . the refined plans for the development, which now include a formal entry plaza, a series of flats and the entrance to a 46-car garage along Myrtle Street, are slated to be approved by San Francisco’s Planning Commission on Thursday of this week.

https://socketsite.com/archives/2019...o-reality.html

From the Planning Commission calender:

Quote:
Project Description. The Project includes demolition of the existing 71-foot tall, four-story television studio/office building and the construction of a new 127-foot tall, 13-story senior residential care facility (an “Institutional Healthcare Use” under Planning Code Section 102) containing approximately 247 assisted living units, common areas and supportive services, approximately 8,000 square feet of retail/restaurant uses on the ground floor and second floor along Van Ness Avenue and O’Farrell Street, 47 parking spaces (including one car-share space), and 60 bicycle spaces, totaling approximately 267,000 square feet.

The proposal includes PUD modifications to provisions related to floor area ratio premium for corner lots, rear yard, off-street freight loading space, and width of parking and loading entrances; and CU for a building height above 50 feet, street frontage greater than 50 feet wide where the height exceeds 40 feet, bulk exception, residential density to non-residential uses ratio exception, and wind current/comfort level exception. The proposal requires a Conditional Use Authorization for a Planned Unit Development and Section 311-neighborhood notification, which was conducted in conjunction with the Conditional Use Authorization process.

Huge senior housing project in S.F. moving forward in place of condos

By Ted Andersen – Digital Editor, San Francisco Business Times
a day ago

The languishing development of the former KRON TV building at 1001 Van Ness Ave. is back on track after a two-year delay.

The San Francisco Business Times reported in late 2016 that a 239-unit condo and retail project in the Cathedral Hill neighborhood had been approved to replace the former television building. Plans called for construction to start in early 2017.

But that never happened.

Now the condo plans have been scrapped. Oryx Partners revamped its proposal late last year to instead build a residential care facility with 247 assisted-living units for seniors and more than 8,200 square feet of retail space. according to SiteSocket. The project will join other assisted living facilities on Van Ness Avenue, including The San Francisco Towers and The Avenue.

After a two-year delay, one development is moving forward: 1001 Van Ness will break ground this year on 247 assisted-living senior care units at the corner of Van Ness Ave. and O’Farrell St., which for years was the home of KRON TV.

In April the planning commission approved the revisions developer Oryx Partners made last year to their original plan of a 14-story residential tower for market-rate condos at the site. The updated plan is about 20 percent smaller than the original at 267,000 gross square feet, with one fourth of the original parking spaces and an extra 3,000 square feet of retail space . . . .

The project will start demolition later this year and begin construction in early 2020 . . . .

Just a small update on this, I drove by recently and saw that it is nearly demolished from the back. I would suspect the entire structure is down by the end of the week.

oh right, someone recently posted a photo of the demo in another thread, I think. I had forgotten this was here - we should bring the two together.

this is looking mostly east from the SW corner of the site (a similar angle to Jerry's pic above)

now through the fence

looking west from the Van Ness side

looking mostly east from the NW corner

looking south across the western end. there is a slope down to the east through the site, so the west end has been dug deepest

again looking south through roughly the middle of the site

^^I think most def construction is proceeding. Indeed, the fact that they have poured concrete and begun erecting a crane means this thread can probably be shifted to the under construction section.

Were you marching? Some kind of demonstration over something came up Franklin late this AM (thank goodness I have windows that dampen city noise somewhat so I couldn't hear exactly what it was about).
