Honestly, garbage. I'd happy to shelve it to the next cycle.

Philadelphia and this location in particular deserve better than that.

Well that's certainly unexpected. I would've thought they'd try to land a lead tenant first. It also seems to suggest the two Market Street sites (3400 and 3800) remain on the back burner.

This is pretty impressive, all things considered. I was dubious from the beginning that the Archdiocese office building would come down (isn't the whole point of this endeavor to maximize their income from the property? In which case demolition of a perfectly serviceable extant office building and concomitant relocation of the offices it holds elsewhere, and the expense that incurs, runs contrary with this plan's ultimate goals).

I'm not really sold on the building's site orientation -- the apartment lobby will be facing the cathedral's back wall, and the apartment building's backside sits along 17th across the street from the Definitely-Not-A-Sheraton (TM) and next to the Archdiocese offices -- and I'm also dubious that the extensive landscaping they have planned is quite sufficient to make up for it. But that's my only real quibble with what's been presented here.

Also the site maps made me appreciate just how big the lawn next to the cathedral at 18th and Race is. I hope that doing something with that comes into the picture once Phase 2 comes to fruition.

As much as I'd love it, I'd be shocked if we ever saw a 600'+ building at that site. I can see phase 2 being downsized to something similar in height to The Alexander. But we'll see!

You are probably right. The site could support a taller building, but it’s still good density either way.

long time lurker. I've followed this project for a while, and am liking the proposal.
Anyone know if the same architect is designing both phases?

CHOP's next research building is slated to be 19 floors (just two less than the Robert's Center) with 470,000 square feet of space. It's scheduled to open in 2024. The preliminary render looks like they want to go with a similar design to Robert's?

Can you share the prelim renders? Where exactly? Don't remember seeing in on any recent CDR.

Sorry, I was referring to the early mock-up image.
And yes, there was an internal email confirming the numbers/date. They also state that this phase will include green space as well as part of their community agreement with the neighborhood. The rest of the email just talks about the lab space including both wet and dry labs for collaboration.

So it looks like,

1. This
2. Morgan Lewis Building
3. One Ucity Square
4. Jefferson Building @ 11th and Chestnut
5. Schuykill Yards Phase I

Will all be under construction at about the same time? That's a lot of commercial development.

Hopefully we can get the rumored Chubb Building and 1301 Market off the ground at the same time.

I will believe this when either we hear a tenant or shovels go in the ground. Also any update with the mural building at Broad and Spring Garden, I thought that was supposed to break ground all the way back in July.
