Smile NEW YORK | 4 Hudson Square (Disney/ABC HQ) | 320 FT | 22 FLOORS

ABC shopping for new building downtown

By Lois Weiss
April 17, 2018

Quote:
Disney-owned ABC is seeking to cut a deal to move its longtime Midtown digs to a new building — and one of the prospective sites is on Trinity Church property at 4 Hudson Square, sources said.

The site bounded by Hudson, Varick, Vandam and Spring streets now includes 304 Hudson — a circa-1898, U-shaped office building on the western end.

Under a 2013 zoning scheme, the eight-story No. 304, with 300,000 square feet, could be enlarged by adding stories, and the remainder of the block turned into housing.

The site can hold up to around 1.2 million square feet, sources said, and when The Mouse wants a new house, everyone listens.

“They are looking at that property site and others with the criteria that it’s the best building to meet their 21st-century technology needs,” said a Disney spokesman.
Some images from Trinity's website to give a better idea on the location and impact this development will have.

Quote:
An entire block located in the middle of Hudson Square is an assemblage of five tax parcels and provides a unique development opportunity. The site is currently improved with several mixed-use buildings and contains a total of 86,025 square feet zoned for the Special Hudson Square Zoning District. The zoning permits residential development with ground level retail at a maximum residential floor area ratio (FAR) of 9.0 times the lot size. This base FAR will be bonusable to 12.0 times the lot size with inclusionary housing. 304 Hudson Street, an existing office building must remain commercial space, but can be increased in size to reach 9.0 FAR from an existing 6 FAR.

I'm not in favor of this. The old building they're thinking of razing is nice.

I think that ABC will give us something noteworthy, they would not be satisfied with some glassy box.

Is it? I walk past it every day...the entire block is mediocre.

Would 700 ft out of line for the area? 1.2 mil-sq ft can go far, especially if its a mixed used, with an office component.

It won't get near that height. We're talking more about space than height here in this district.

From the original rezoning...

Just a list of various potential sites in the area...

I believe the maximum height on this particular site - under the new Hudson Square Special District - is less than 300'. All about bulk, not height, in this area.

It's less about bulk and more about limiting height after Trumo SoHo came to town. 600' skyscrapers aren't necessary, but expect the skyline here to plateau quickly. Most of the projects in the area have been residential, it will be interesting to see what an office proposal will be like here.

Don't expect this should change things much, but it's noteworthy and could be something down the line....

Disney says its Fox takeover will take effect on March 20

By Brian Stelter
March 12, 2019

Quote:
Disney's $71 billion deal to buy most of 21st Century Fox will take effect on Wednesday, March 20, the companies said Tuesday morning.

It will be an epochal event in the entertainment business — the merging of two movie studios and the end of Fox as we all knew it.
Staffers at the 20th Century Fox studio are bracing for layoffs and other big changes.

Disney (DIS) is picking up the studio, a controlling stake in Hulu, a suite of entertainment channels like FX and Nat Geo, and other assets.
The remaining parts of 21st Century Fox (FOX) will be spun off into a new company simply known as Fox. It will include the Fox broadcast network, Fox News and Fox Sports.

Analysts expect that Disney will lay off at least 5,000 people — some on the Fox side, others on the Disney side — as a result of consolidation. The company has not commented on the specific plans, but investors have been told to expect "at least $2 billion in cost synergies by 2021 from operating efficiencies realized through the combination of businesses."

City Winery to relocate from Hudson Square

DANIEL GEIGER
March 19, 2019

Quote:
Hudson Square wine-maker, restaurant and music venue City Winery has found a new home, its founder told Crain's.

Michael Dorf, CEO of the company, said he has secured a space on the West Side near its longtime home at 155 Varick St.

He said he could not yet disclose the exact location, but it would be a "three-minute Uber or Citi Bike ride" from the present space, which will close in August to make way for a new office tower that will serve as the headquarters for television network ABC.
Quote:
City Winery, meanwhile, is locked in a nasty lawsuit with the owner of its present building—a handsome, low-rise property on the corner of Varick and Van Dam streets. The suit alleges that the landlord, Trinity Church, which owns millions of square feet in Hudson Square, encouraged City Winery to spend $2 million renovating the space before exercising a clause in its lease that allowed it to cancel the venue's tenancy to make way for the $650 million deal with ABC owner Disney.

Trinity has moved to dismiss the suit.

Revealed: Disney’s plans for a 19-story complex in Hudson Square
The media company picked up the site last year for $650M

By Mary Diduch
August 05, 2019

Quote:
There’s no need to imagine it any longer: the details for the Walt Disney Company’s new Hudson Square headquarters are in.

The media giant plans to construct a 19-story, nearly 1.3 million-square-foot building at 4 Hudson Square that would have “East” and “West” towers, according to an application pre-filed with the city’s Buildings Department on Friday. Retail will occupy the first floor, with offices starting on the third level.
Quote:
Disney and Skidmore Owings & Merrill LLP, the architecture firm of record, did not immediately return requests for comment.

The new HQ is expected to house Disney’s New York operations, including production space for “The View” and ABC News.

From the Schedule A I can't tell if it's one building with 2 wings, or 2 separate buildings.

Either way, here's an overview of the site...

An inside look at Disney’s anticipated Hudson Square HQ

November 13, 2019
Alex Mitchell

Quote:
Hudson Square will soon be filled with the magical ongoings of Disney.

The mega media conglomerate, which now owns 20th Century Fox, Marvel, and Star Wars, announced plans to break ground on its new, 22-story New York City headquarters and studio space come early 2020.

Designed by One World Trade Center architects Skidmore, Owings & Merrill, the new HQ is currently called “4 Hudson Square” and will command 1.2 million square feet over an entire block between Hudson and Varick streets and the parallel of Vandam and Springs streets also.

After its estimated four-year completion, ABC World News and ABC 7, which are both owned by Disney, will be relocated to the new facility. Their audience programming such as “Live With Kelly” will be taped in the basement of the new headquarters, officials on the project said.

At the time of announcement, which came on the same day as the debut of the Disney+ streaming service, design partner Colin Koop said that the 4 Hudson Square is one of the “most important projects happening in New York City.”

While the headquarters announcement wasn’t planned to coincide with the launch of Disney+ syncing, Koop said it just happened that way.

“We were ready to show and they were too,” he joked.
Quote:
One of its most unique features is the tenth floor atrium that will sit 155 feet above ground. It’s there where the upper floors will part into twin spires between an extensive rooftop atrium.

“You get rooftop space here that you couldn’t get in a skyscraper,” Koop said, noting that the comparatively low roof will be looking toward water towers nearby and skyscrapers at a distance, giving the building a “romantic” feel.

The rooftop space, which is reminiscent of one Marvel’s Spider-Man might swing through, was heavily inspired by the central space at Pixar Animation Studios in California, project officials said.
Quote:
Koop said that the feel of the building will be “truly modern while inspired by the past,” explaining that 4 Hudson Square’s terracotta facade will be surrounded by masonry style buildings and will appear to change color based on the lighting surrounding its connected glass panelling.

4 Hudson Square also plans on beating the NYC energy code by at least 25 percent while also working out a collaborative plan with the Hudson Square BID to beautify surrounding sidewalks, project officials explained.

Damn, that is a classy design. Simple facade with just enough texture to add dimension and depth. I also admire the golden features in certain areas of the building. Overall, this building looks to be heavily thought-through, not just in massing and outer appearance, but also how it fits into the architectural context of the neighborhood.

They designed 1WTC. Why couldn't they put so much care into 1WTC as they did here? Yeah, it all comes down to the wishes of the main leaser, but I can imagine if 1WTC had an interesting facade like this one.

It kind of looks like something SHoP would have designed. The terracotta is a nice touch.
