Carvana is building it - but they may never actually occupy it. They are currently consolidating their Tempe office space into the two buildings at Marina Heights. Other spaces in Tempe will be abandoned and sub-leased.

  • Lincoln South Bank (255' next to the Pier) has applied for a building permit
  • There's a new mixed use proposal at Fountainhead, address is 2750 S. Priest Dr.

I can confirm from this week that the retail building on Apache is being demolished! Another one to start rising soon!

The State land department has sold a 1.1 acre parcel (the squatters property) this week. No details, but does anyone remember any proposals here?

If I counted right the Pier is working on the 24th floor on the east tower, which is the final floor, so close to topping out. Only 7 more years on the west tower!

Hopefully the guy isn't going cheap on the construction materials he is using.

Well the project was also delayed a few months when a worker fell from one of the floors, the project would have been topped out had they been on schedule...

Mixed-use development near proposed Coyotes' arena gets green light from Tempe

Rio Salado Pkwy. Tempe City Council approved a land-use amendment, a zoning map amendment and a development plan review Thursday on a 6-0 vote.

The project totals more than 400,000 square feet on a roughly 5-acre site. There will be 3,428 square feet of commercial space on the ground floor of the project. Bonilla said he's in conversations with restaurants and specialty grocery stores as a possible tenant for the commercial space. All first-floor units will have enclosed outdoor patios while the upper units will feature outdoor balconies.

In total, Bonilla said the investment to develop Modera Rio Salado is about $200 million.

With the green light from Tempe City Council, he wants to move as quickly as possible to break ground on the project. He said he's targeting the first quarter of 2023 to do so, most likely sometime in March. Bonilla said a 12-month timeline is reasonable.

He said he's owned the site since 2015 and went through several iterations before landing on the concept for Modera Rio Salado. Hardy Rio Development includes Dax Howard — the son of the late Wayne Howard — who is Bonilla's partner in the development.

Hardy Rio Development is co-developing the project with Mill Creek Residential, which will handle the vertical construction of the development. Phoenix-based ORB Architecture is the architect.

Bonilla, who is president and CEO of Valley real estate firm Viaone, said this project is separate from the Viaone project umbrella.

The site for the planned Moderna Rio Salado project is across the street from the IDEA Campus and located less than a mile to the east of the proposed Arizona Coyotes' entertainment district and arena. Tempe City Council unanimously approved a development agreement late Tuesday evening that would allow the Coyotes' ownership to build a $2.1 billion district if Tempe voters approve it.

The Coyotes submitted their proposal to build the arena and entertainment district — which would include restaurants and other retail, hotels, offices and apartments — on 46 acres on the northeast corner of Priest Drive and Rio Salado Parkway. Tempe set a date for a special election in May 2023 to hold a referendum election on the development.

They are doing demo today on the old self-storage business across from The Yard where 'First+Farmer' - apartments - are planned to be built. It is in review for a building permit so hopefully this one should go vertical soon.

Woah! Tempe's 2nd tallest?? New project submitted for entitlements for a high-rise at 211 e 7th St (next to Atmoshphere) for a height of 325' and 399 units.

Niiice. I was pretty disappointed when the Newman Center's Catholic college/dorm project was not approved a few years ago, but maybe the wait will have been worth it. 7th St. just keeps growing up.

They're never going to get that high. The build-to line (parapet, mechanical, etc) cannot exceed 300' in Tempe.

I thought the limit was basically 'no taller than the butte/a-mountain' - which was around 325ft. Did that change recently?

I always thought the back of Atmosphere looked like it was meant for another building to be up against it. 7th St. definitely is growing well although it is interesting how all the taller buildings are on one side of the street, and then other than the ASU buildings on either end just one stories on the other.
