South Loop/Streeterville is barely changing at all.
There are a few projects in South Loop (e.g. 1000M, Southbank, 1400 S Wabash) but not nearly as many as in West loop.

There’s not much land available to build on in Streeterville anymore.

River North construction has moved further West with Moody Bible under construction, and imminent construction for Halsted Point and the Salvation Army site.

Salvation Army

South Loop also has the 78 coming down the pipeline.

Technically Salesforce tower is Near North I believe as well as One Chicago Square

(now proceeding with defensive local Chicagoan skyscraper enthusiast short project rundown...)

Actually there's a bit of a small boom in Near North at the moment but maybe outside of where you were looking. As mentioned it's a bit on NW side of Near North around Chicago Ave of which River North is small part. There's currently 5 construction cranes up with another 3 on the way.

2 at Big Deahl
1 at first phase of Moody Development (7 buildings over several years in total)
1 at 808 N Clevland
1 at 401 W Chicago/757 N Hudson

311 W Huron just started demo
741 N Wells about to be demo'd
2nd site at Moody Development about to be demo'd
Salvation Army site as mentioned but I think that is more West Loop than River North.

So there could be 8 which is pretty active for such a small area in the city. Fulton maybe currently has 5 or 6 I believe but a couple more coming as well.

Streeterville, yeah, not much going on but it's pretty filled up. At some point this should be built https://chicagoyimby.com/2022/04/ini...eterville.html as well as a new hotel over there too hopefully https://chicagoyimby.com/2021/07/pla...eterville.html. Also rumors that the first building of 400 N Lakeshore could start early 2023.

Good news! Hopefully there's enough resistance to the demolitions that the fed gov capitulates to common sense measures such as using the buildings as archives or bricking up all the windows facing the federal center. You know, much simpler measures than full scale demolition and then being stuck with a block long blank space on one of the city's premiere streets.

655 W Madison will be 605 ft, so it does need its own thread. Not to break anyone's heart, but the earlier single-tower iteration was going to be 971 ft: https://www.chicago.gov/content/dam/...esentation.pdf

I really want to like this, I do, but I feel like this is going to end up looking dated in less than 10 years. I'm really worried it'll turn out as a weird mash-up of 200 W. Madison and the Chicago Mercantile Exchange Building.

On an unrelated note- can someone please explain to me what in the hell the Burnham Plan has to do with this project??? "Make no little plans," doesn't even really apply here... nor do the non-existent street grid. I'm sure the actual spoken presentation refers to this but what the hell.

Heart somewhat broken. That 971-footer looked pretty good.

301 S. Green

West Central Association held a Zoom meeting this evening where the developers of 301 S. Green presented an updated design. Honestly I liked the previous iteration better. The base has been improved, but the tower looks watered down and reminds me of the recent towers of LSE.

True. But for context this will be next to Presidential Towers which are 461' and this will be 605' so will still seem pretty large, especially with the bulky massing. More importantly it looks like a strong anchor for activity in a somewhat inactive area.

Is 301 S. Green designed by Handel Architects? It reminds me a bit of designs they have in Boston and NY (one of the Macy's Tower options).

Wonder if the 971' was the chase proposal....

Has anything been proposed/filed for that fenced off Onni lot in the foreground? I'm assuming they own it?

Nothing we've seen and I don't think anything has been filed with the city.

Wait a minute...this is a two phase project!!! Beware two phase projects, or rather when you look at this presentation, understand that you should only assume Phase 1 tower will be built. The city is littered with these. Hell, 540 W. Madison is just two blocks away if you wanna see what will most likely happen.

Well at least Phase I is the taller of the two.
