They have placed scaffolding and mesh covering back up over the parking garage portion on the North side of Derby and are doing some work.

Let's hope they are adding some cladding or a mural or something.

Got an email update about the rent prices and floor plan layouts for derby if anyone was interested:

  • Monthly price for the Studios will range from $1,515 - $1,840
  • Monthly price for the One-Bedroom will range from $1,375 - $1,795
  • Monthly price for the Two-Bedroom will range from $1,825 - $2,560

Additional fees or details to look for:
  • Waitlist Fee is $127.88 to be one of the first on the list to move-in
  • Administrative fee is $255.75 (if you do apply to be on the waitlist, the fee will be deducted from the administrative fee)
  • Application fee is $76.72
  • Parking fee is $175
  • Smart Home Package is $149 which includes WIFI, Valet Waste trash service and Fetch a package concierge service
  • Security Deposit: $900 Refundable Deposit or $270 non-refundable *Pending credit approval

We are beginning to sign our future residents for the waitlist.Waitlist application will begin at $125 (plus tax $127.88), which will be applied to your administrative fee at time of move-in.

Specials: We are offering 4 weeks free on select apartments on floors 8th – 14th. Please also inquire about our specials if you move-in by June 30th!

Half the units don't show in unit Washer/Dryer?? That's crazy if that's correct, especially for that price...

The other half the residents are going to be washing their clothes in the dishwasher!

Seriously though, it looks like the virtual tour on https://derbyphx.com/virtual-tour indeed shows it doesn't have an in-unit washer and dryer. The Derby site does say though that it will have on-demand laundry and pet care.

I'm guessing when you need laundry done, you just make a call. Some may like that, but I think I would like to do my own laundry though.

Looks like just the studios don't have washer & dryers.

Damn, I thought these were originally supposed to be micro apartments so that they’d be priced at somewhat reasonable rates…. 1800 for a studio

The one bedroom with a balcony looks a lot bigger than what I thought it would be. Why would the one bedrooms be less than the studios?
