Charles Mallea Architects has revealed a first look at 100 Lenox Road, a forthcoming eight-story residential development in Flatbush, Brooklyn. Permits were originally filed in 2017 by B.H. Tal Real Estate, which partnered with Bienenfeld Architecture to develop the corner lot. At some point, those plans were scrapped, and a year later Pulse Bedford Development, J Frankl Associates, and Charles Mallea Architect were announced as the project’s new development team.

The 80-foot-tall structure is now expected to comprise 104,300 square feet of residential area, which includes 62 apartments, a laundry room, a fitness center, a communal lounge, and parking area for 27 vehicles and an additional 31 bicycles. Select residences on each level will offer a mix of small balconies and open-air terraces.

The main rendering shows a traditional massing with a light-colored brick façade and recessed windows framed with what appears to be a brass or gold metallic trim. Behind a setback at the seventh floor, a two-story section features this same trim work surrounding large windows. Atop this setback is a large landscaped terrace. The roof also looks to incorporate landscaping.

Located at 1694 Church Avenue, the structure will top out at 84 feet and contain 33,800 square feet of residential space and 7,250 square feet of commercial area, in addition to parking accommodations for 25 vehicles and 25 bikes. The residential component will be divided among 49 apartments, most likely rentals based on the average scope of 690 square feet.

The renderings show a conventional massing with a façade comprised of light-brown masonry, and industrial-style windows with thin black mullions. A setback on part of the building at the eighth floor is topped with a terrace. Behind this, the façade appears to incorporate a full-glass curtain wall.

Joel Kohn of the Jay Group filed permits for the development back in September 2018. Since then, no details have been made available regarding an anticipated completion date for the project.

The ground floor will maintain the existing cast stone curtain wall as originally proposed by the architects. Above the third floor, the newly proposed façade features more standardized metal cladding that visually distinguishes each level along the building’s exterior along Franklin Street. The crowning ornamental cornice was also simplified with more traditional vertical fins.

The property is expected to comprise four apartments, some of which will occupy full floors, and others with half-floor duplex layouts. None of these details seem to have changed in the newest set of proposals.

The project team has not confirmed an anticipated date of completion or when construction will kick off.

Fresh renderings from S. Wieder Architect, principal architects for the project, reveal a mixed-material curtain wall comprised of brown brick and a stucco or similar cementitious material and a regular grid of large windows. Several modest balconies protrude from the façade for several residences. While the project team has not specified residential amenities, the rendering appears to show a roof deck at the top of the building. It is not clear, however, if this space will be positioned for communal use or a private outdoor space for the penthouse unit.

An estimated completion date has also not been announced.

Thanks for sharing more personal pictures of this new NYC gem. Probably the most authentic building I have seen developed in NYC, recently. Reminds me of that famous old building in LA, the Easter Columbia Building. I wouldn't be surprised if the developers/architect received some architectural award.

The new building will contain 120,809 square feet and include 112 apartments. Twenty percent of the units are earmarked as permanently below-market rate. An additional allotment of apartments will include shared‐suite residences also offered at below-market rate.
