When I got over there in the winter I was wondering what that low rise building was still doing there, and then totally unsurprised to see demo starting. First time I’ve actually looked at what’s coming.

Portable Toilets Set For Installation At 75-Story Baccarat Residences Site

A permit has been applied for to install porta potties at the Brickell site where the 75-Story Baccarat Residences is planned.

Installation of portable toilets often takes place immediately before the start of construction. The permit was applied for on January 18.

In May, a report obtained by The Next Miami revealed that archaeologists had discovered pre-historic remains on the site.

Last June, developer Related Group announced the project, saying it would be completed in 2024.

In September, the developer said that more than 50% of condo units had been reserved.

Construction Permit Filed For 73-Story, 835-Foot Tower At Baccarat Residences

A construction permit has just been filed at Baccarat Residences in Brickell, revealing the height of the tower.

According to the March 16 filing, Baccarat Residences will rise 73 stories, or 835 feet.

The tower will have 352 residential units and a 10,000 square foot restaurant, the permit states.

Construction cost is estimated at $241,612,503, with John Moriarty the contractor.

Review of the permit has not yet begun, since the actual plans haven’t yet been filed.

There is a separate permit for a 47-story, 506-unit apartment tower on the site which was submitted in December 2020 and is now nearly approved.

The tallest condo tower currently in Miami is Aston Martin Residences at 816 feet. The only taller building is Panorama Tower at 868 feet.

In an email sent this month, the in-house brokers for Baccarat said the project reached 62 percent sold in 6 months, making it the “fastest selling tower in Brickell.”

800-Foot Towers At One Brickell Getting A Height Increase

Two 800-foot towers planned for Brickell are now planned to rise even taller than before, according to a new filing with the Federal Aviation Administration.

The buildings are part of the three-tower One Brickell complex. Here is how tall they will now rise, according to a July 15 FAA filing:

One Brickell, Tower I (Baccarat Residences) is now proposed at 848 feet above ground, or 852 feet above sea level. In 2015, the FAA approved a height for the tower of 828 feet above ground, or 832 feet above sea level.
One Brickell Tower III is now proposed for a height of 897 feet above ground, or 901 feet above sea level. In 2015, the FAA approved a height for the tower of 877 feet above ground, or 881 feet above sea level.


One Brickell Tower II was approved by the FAA in 2020 for a height of 550 feet above ground, or 554 feet above sea level. It had previously been approved in 2015 for a height of 635 feet above ground, or 639 feet above sea level. The approval order for Tower II remains valid, unlike those for the other two towers which had expired.

Baccarat Residences (Tower I) is planned to rise 75 stories and include 352 residential units and a 10,000 square foot restaurant, according to a construction permit now under review.

Tower II is planned to rise rise 47 stories and include 506 multifamily rental units, according to a recently issued and now active phased construction permit.

Tower III was planned to rise 82 stories, and include a 249-room five-star hotel along with residential units on the upper floors, according to a 2014 filing with Miami planners.

According to a water and sewer utilities deal completed in March 2020, the combined One Brickell complex is planned to include:

1,400 apartments
249 hotel rooms
24,463 square feet of retail
The residential, hotel, and retail figures exactly match the 2014 filing with Miami Planners. However, the 2014 plan also showed 41,272 square feet of office space, which was not listed in the 2020 utilities deal.


According to the 2014 filing with planners, the combined project is planned to include 1,993 parking spaces.

It'll break ground. It already has financing. Hey... height increases are always welcomed. The only people that complain about height increases have retinal detachment and haven't left the house since 1957. Fortunately, not many of those around in Miami and if they are, they are in a home where the nurse closes the blinds because she doesn't like the sun when she comes in for her 6 am shift. So they can't see the skyscrapers rising, which keeps the lawsuits and letters to a minimum.

So many multi-towered developments in the pipeline.

At least 1 tower out of the baccarat residences

Excellent list.

Yeah on the Baccarat pre-sales section on the teaser, they state completion in 2025, which is fair. You figure pre-sales are on-going, they start the good work Q4 of this year or late Q3, and wrap up sometime in 2025, which is not bad for three towers. If pre-sales are anything to go by, should be gravy for this towers success, with a closing of 2026. Leads me to believe late 2025 this will finish and start welcoming residents into the new year.

10% at the contract, another 10% 2 months after one signs and 10% at groundbreaking of whatever the price is for "X" unit. Remainder as it finishes but enough to inject capital into the whole equation.
