‘Meticulously Designed’ 24-Story Tower With Micro Units Proposed In Brickell

Plans have been filed for a 24-story residential tower in Brickell.

According to a letter sent to City of Miami planners, the developer is proposing an urban infill, mixed-
use project, in a structure that is “meticulously designed.”

The project is proposed to include:

240 dwelling units (of which 70 will be micro-units)
43,920 square feet of commercial space on the ground floor and second level
470 car parking spaces, 260 bicycle spaces
There will be five parking levels, screened with a perforated metal screen in an “intricate” pattern. To soften the metal screen art treatment the façade also features “warm wood panel moments.”

The tower will top off at 257 feet.

Beilinson Gomez is the architect.

Rockville Hospitality LLC is the developer.

Miami’s Urban Development Review Board is scheduled to review the proposal on April 19.

Residence 27 Proposed Between Midtown & Edgewater, With 247 units

Shoma Bay Planned With 333 Condos & North Bay Village’s First Publix

The Publix will be located within the Shoma Bay development, with construction planned to begin in summer 2023.

Shoma Bay will rise 24 stories.

A total of 333 condos are planned, to be delivered fully furnished.

The Publix will be 35,037 square feet. There will also be another 6,325 square feet of retail space, which includes a rooftop lounge and Shoma Bazaar food hall.

Completion is expected to take 18 months from groundbreaking.

MSA Architects is the architect. Interior design is by Adriana Hoyos.

Shoma Group is the developer.

Miami Could Host Super Bowl In 2027

Miami could soon find out if it will be hosting the Super Bowl in 2027.

An announcement could be made as soon as this month, when a meeting of NFL owners is scheduled.
According to the Palm Beach Post, Miami leaders are optimistic that they will be chosen to host the event.
However, Los Angeles also announced recently that it would like to host the Super Bowl that year, which came as a surprise.

Miami has hosted 11 Super Bowls, more than any other city.

A firm led by Elvis Dumervil, a former Pro Bowl NFL player turned real estate developer, wants to redevelop an old apartment complex in North Miami Beach into a 15-story mixed-use project.
The city’s Planning and Zoning Board will consider plans for Prestige Boardwalk on the 2.28-acre site at 16651 N.E. 18th Ave. on the evening of July 10. The site currently has 94 apartments that were built between 1957 and 1961.
Prestige Boardwalk LLC, managed by Dumervil of North Miami-based Prestige Estates, acquired the property for $9.5 million in 2018.

The existing apartment complex would be replaced with 409 apartments, 11,151 square feet of retail and a 642-space parking garage, including 126 spaces for electric vehicle charging, in two towers. There would be a pool/amenity deck on the eighth floor, plus pedestrian bridges connecting the two buildings on both the second and eighth floors. There would also be a boardwalk along the neighboring Snake Creek Canal.

Shoma One was submitted under (RTZ) or Rapid Transit Zone, inches away from a metrorail station.

Right now, it has a total of 40 floors. 11 for the pedestal, 22 for the tower, and 7 for the penthouse, all possible due to the towers potential Gold LEED status.
