I think it will be a success. Granted the rent may be too high, they will most likely drop it if they want the building to actually be occupied with tenants. Those amenities look pretty slick!

With True North's proposal with Portage Place near by, I think this will tie in with the much touted grocery store needed downtown.

Say there are two loading docks (I have no idea the real number, but seems plausible), with three bookable timeslots per day. So 6 move-ins each day. So even if it were 100% leased today, it would take a couple months to get it filled. It's a big building!

Saw some Canada Day videos of 300 main lit up at night - looks absolutely stunning! Beyond the height, it makes the impression of a complete “game changer” for the skyline

Winnipeg could use a few more of those.

If they had opened P&M and built a grocery store on the ground level instead of a gym, I would consider this a decent place to live. As it stands unfortunately I would not consider living here, and I wouldn't recommend this building to others either.

I'd prefer better grocery access downtown, too, but it's it's only 780 m to Downtown Family Foods. It's a similar distance for me. It's fine, even in winter.

^ Everyone in Winnipeg is 0m from a supermarket when you use a delivery service... most weeks, I order my groceries from Save On Foods.

Exactly, all this crap about having to have a grocery store downtown the size of superstore is nuts. Like you said all the stores deliver now. And then you have Amazon for everything else. You can literally never leave your building if you work from home these days. It's actually sad but for those that like that. It's perfect.

But the building has a gym, most people that live in a big condo or apartment on the upper end want a gym. They have Earls in the building, they have an two food courts with anything from crappy fast food to some healthy choices. Drugstore etc. Entertainment is a short walk away in all directions. To be quite honest if I was a single guy with no dependents and was living the life. This building would be sweet.

100% agree w above! I don't but vast majority of friends and family do grocery delivery.

Wow, 200 units leased, 73 available. I think that's quite good and I imagine it will fill up over the next year. This definitely shows there is demand for more housing in downtown Winnipeg.

I don't think it's this building's responsibility to bring a grocery store downtown, but I would still prefer one if I lived there rather than delivery. I enjoy picking my produce and trips to the grocery store. I also think grocery stores can fit in well in urban areas if designed properly.

Ashdown Market, which converted from a cannabis store to a staples-and-more grocery store, is like a couple block away.
