1,000 apartments for Goose Island?

By DANNY ECKER

The Greyhound maintenance facility site, outlined in red, includes nearly 8 acres on the southern tip of Goose Island

Quote:
Goose Island could get its first-ever residential development if a Canadian developer has its way with a high-profile site in the heart of the North Branch Industrial Corridor.

Onni Group is lining up a deal to buy an eight-acre maintenance facility site from bus company Greyhound on the southern tip of Goose Island, according to multiple sources.

The agreement still could fall apart, and a spokesman for Onni and Greyhound's broker declined to comment. But one source familiar with the prospective buyer's vision said Onni is mulling building as many as 1,000 residential units on land known for its long industrial history.

If that plan came to fruition, it could provide momentum for further mixed-use development in an area poised to become a hub of office, retail and entertainment uses.

Quote:
One key to the site's value is that it's zoned differently from the rest of Goose Island. The site has comparable zoning as the Tribune Media-owned site across the river from it at 700 W. Chicago Ave., where developer John O'Donnell plans a four-tower complex that includes three office buildings and one residential.

Onni would still need zoning and City Council approval to pursue a residential development on the site.

Just for reference, here is a map of the (approximate) location of this right-of-way. Fulton Station condos (330 N Clinton) are in the way, but I believe I read on here sometime that they are low rises built with intentionally shallow foundations since they are on top of the Blue Line, and therefore would be pretty easy to dig under.

Wow, I get a very Lower East Side vibe from those images. Glad to hear that NIMBYs didn't kill the project

Great I agree. I suspect that that underground station will have to expand to meet growing ridership needs at some point. It's not a big one by any stretch.

Does anyone here know if expansion is at all on the horizon?

Damn, Lincoln Commons is going to be an amazing project when it's completed! Love the architecture, both new and preserved!

When Blue Line trains are full for 24-hours per day in both directions then I'm sure expansion will happen. Right now they are only full from 8-9am in one direction.

I haven't heard anything, although the City has been steadily rebuilding subway stations one at a time. They've done more Red Line ones than Blue Line ones, but I think they'll need to start doing the Blue Line ones soon. With the Red Line they did the Loop tunnel, then Chicago, then Harrison, then Grand, then Clark/Division. If they do something similar with the Blue Line they'd probably start with Grand and then Chicago and then Division. Which probably means at least ten years and maybe closer to fifteen before they get to Division unless the Democrats regain enough influence in Washington to both prevent the Republicans from destroying all transit funding, and actually increase funding for such things.

Grand, Chicago and Division on the Blue Line have all had some significant TOD recently so in a perfect world they'd probably all get rebuilt at the same time. But ain't no perfect world out there ...

I forget who suggested this a few months back - but thank you - a great vantage point and not too expensive drinks.

The (uninsulated) elevator shaft will at least present a faux wood pattern to the neighbors.
