Chill man...they're not going to be changing the look of anything. It's likely they are just going over the masonry with a fine toothed comb and repairing and preventing damage. They'll probably follow that up with a good cleaning.

Beautiful building, but am I the only one that sees the optical illusion of sagging?

I kind of see it as well.

If you stare at the pic for a minute and relax your eyes, its quite a trip!

I think the design is gorgeous as well.

Smile NEW YORK | Bais Shmuel Synagogue And Community Center

Project: Bais Shmuel Synagogue And Community Center

Quote:
A new synagogue and community center for the Bais Shmuel Chabad has broken ground in Crown Heights, Brooklyn. Located at the corner of Union Street and Albany Avenue, the new building will contain religious worship and ceremonial spaces, a social hall for events, and a small community housing component.

Designed by S. Wieder Architect, the building will top out at four stories. The structure will feature a sleek facade with sandy-hued panels, slim glass windows with bronzed metal framing, and a multistory window opening at the center of the building. A series of planters installed along Albany Avenue and Union Street will match the bronzed window framing.

While there are no renderings available of building interiors, the one illustration appears to reveal a partial penthouse and an open-air roof deck.

The Bais Shmuel Chabad center will improve a 5,779-square-foot lot that was previously undeveloped. It is unclear when the new building is expected to debut.

Smile NEW YORK | 2335 12th Avenue | 120 FT

Project: 2335 12th Avenue

Quote:
Permits have been filed for an 11-story mixed-use building at 2335 12th Avenue in West Harlem, Manhattan. Located between West 133rd and West 134th Streets, the lot is near the 137th Street-City College subway station, serviced by the 1 train. Javier Martinez of Artifact is listed as the owner behind the applications.

The proposed 120-foot-tall development will yield 74,462 square feet, with 64,773 square feet designated for residential space and 9,689 square feet for commercial space. The building will have 86 residences, most likely rentals based on the average unit scope of 753 square feet. The concrete-based structure will also have a cellar but no accessory parking.

David Jimenez, RA is listed as the architect of record.

Demolition permits have not been filed yet for the warehouse on the site. An estimated completion date has not been announced.

Smile NEW YORK | 503 West 151st Street | FT | 7 FLOORS

Project: 503 West 151st Street

Quote:
Here, a new seven-story building will take up a chunk of the block from the northwest corner of West 151st Street and Amsterdam Avenue, halfway up half the block through 1848 Amsterdam Ave., Martinez said.

Artifact spent $5.5 million last month to purchase the strip of three-story buildings on the corner, and already owns the adjacent four-story building at 1848 Amsterdam Ave. The Harlem Collective building at 1850 Amsterdam will not be affected by the new project, though it will extend its programming into the new building, Martinez said.

The new building will include 63 apartments, plus nearly 13,000 square feet of commercial space that Martinez described as "small community retail."

The businesses on that block, which currently include Cake Lords Bakery and Savory Deli, will presumably be forced to close before work begins — also in about a year and a half, Martinez said.

Smile NEW YORK | 1861-1869 Amsterdam Avenue | FT | 5 FLOORS

Project: 1861-1869 Amsterdam Avenue

Quote:
Artifact is planning a five-story apartment building that will replace the existing two-story medical clinic at 1861 Amsterdam Ave. — which Artifact bought for $11.4 million in 2018.

The site will also include the three-story building at 1867 Amsterdam, which now houses operations for Harlem Collective.

The new 47-unit building will also include 5,700 square feet of commercial space. Planning for this project is in more advanced stages: Martinez has already moved to demolish the existing buildings, and construction will likely begin by the end of this year, he said.

Designed by Alexander Gorlin Architects, the building contains 112 studio units, 35 one-bedroom apartments, and a two-bedroom unit for the super. Smile NEW YORK | 1950 Amsterdam Avenue | FT | 6 FLOORS

Project: 1950 Amsterdam Avenue

Quote:
Renderings from Paul Chirstakos Architecture are the first to reveal Be.Live, a six-story, mixed-use building at 1950 Amsterdam Avenue in Washington Heights, Manhattan. Led by Reglobe Development, the building will comprise just under 10,000 square feet with condominiums and a small ground-floor commercial business.

The residential area will occupy 9,645 square feet, the majority of the low-rise building. This will include 14 market-rate condominiums, a fitness center, bicycle and general storage facilities, and a landscaped backyard for communal use. Available floor plans will include eight studios, four one-bedrooms, and two two-bedroom duplex units.

BOND New York was retained as exclusive marketing and sales agent for the property. Studios begin at $410,000, one-bedrooms at $495,000, and two-bedrooms at $765,000.

“1950 Amsterdam Avenue brings a new level of uptown home ownership offering first-time buyers or investors the chance to live above the area standard with monthly payments which rival rent payments,” said Bond New York’s director of brokerage services Douglas Wagner. “This is a building where new homeowners will begin to build generational wealth that grows along with the neighborhood’s undisputed momentum.”

Closings are expected to begin this summer with move-ins as early as the fall.
