A nearly 200 metre tower to be grafted on to heritage buildings - though the (very large) south heritage facade would be retained, some very nice interiors would face the wrecking-ball. The good news is the 584 units would be rentals.

Some new renderings below: this one was approved in early 2022 and the teal-coloured residential tower component would have 57 storeys of rental units right next to the University of Toronto… so get moving Kingsett.

The project also includes a 4 storey addition to the existing 24 storey curved office building and a complete revamp of the public space and building lobby at the corner of University and College (across from Queens Park and the Ontario Legislature).

The cladding on Crosstown place looks great.

I'm torn on 34-42 Maitland. On one hand, I like that they sort of mimic the bay windows of the heritage buildings on the front massing of the towers, and appear to be trying to mimic the trim materials with the white facade. I also like the glass at the top that ties into the atrium at the bottom. On the other hand, these are two really nice buildings and would love to keep them as is. It's a nice respite from the towers, and there are plenty of other lots with less attractive older buildings to build 500 rental units on.

Unfortunately, there's a housing crisis in Toronto right now with a lot of pressure to build, build, build. These walk-up apartments have been "cheap" rentals for decades so their heritage value is kind of discounted. I'm glad we're getting at least some preservation here. Maybe through negotiations with the city, the interior heritage elements can be saved too. It's doubtful but who knows. Fingers crossed.

All things “M City” in Mississauga from Rogers Real Estate… 5 towers so far of which 4 are near or taller than 200 metres. Full build out of M City will be 8 towers, 15 acres and 4.3 million square feet.

Wonder if wireless internet will be available in the towers. Missie sure gettin’ tall.

The City says no to the height increase citing “Jesse Ketchum Park” shadowing (huge suprise lol): this despite shadow studies on Jesse Ketchum which one UT forumer describes as “a relatively small amount of additional shadowing on Jesse Ketchum at 10 in the morning, and a shadow which will move extremely quickly given the distance of the building from the park. There is no incremental shadow impact at 9am, nor at 11am.”

This height tug of war will ultimately be decided at the Ontario Land Tribunal (who may look at the small/brief additional shadow on the park and tell Planning to take a hike if Mizrahi sweetens the pot a bit more ;-).

Toronto is so odd that the tallest, most dense buildings are away from transit and the main street (Danforth).

First Capital has big plans (yet to be revealed) for the Main and Danforth area at 2451 Danforth Avenue which is served by GO Transit and the TTC. Below is a future model of the neighbourhood by steveve that identifies the First Capital site as "Future Redevelopment":

I love your under construction progression compilations that use your (actual) great drawings with the built portions in colour and the "to be built" portions ghosted/faded.

Have you ever discussed this option with SSP as a possible work-around their legal issues, instead of those ghastly blurred blobs? I realize the blobs will inevitably remain for proposals.

This would be much more than a work-around in fact... since they actually show the progress of u/c projects, you're providing a more accurate representation/information on a project's status.

Plus we at least get to glimpse more and more of some of the great diagrams that you created. Did I mention I love those progression diagrams...lol?

I think the perfect spot for the H2O Mega-tall is Jesse Ketchum Park (see the green parcel marked A below).

Incidentally the red line is the shadow cast by Gabriel Calatrava's gorgeous 30 Scollard and there are other shadow studies at different times like this one below that show 30 Scollard completely missing Jesse Ketchum Park.

City Planning staff are completely opposed to 30 Scollard citing a number of issues including (of course) shadowing. Hmmm.

This (priceless?) little park comes up as a staff concern in virtually every proposal anywhere near Bloor/Yorkville (incl. The One's height increase request of course)... so I say build the H2O Mega-tall in this park (with a new school and a huge park/amenity in the tower of course)...

... and then I won't have read the words "Jesse Ketchum Park" and "shadowing" again. Planning staff will have to come up with new ammunition.

Northern Light will not be pleased with my this lame joke.
