This project is controversial but it looks to be moving ahead. The design is noted to be subject to change.

RDA spokeswoman Amanda Greenland said Friday co-developers Hines and LaSalle will now focus on design work for the 30-story residential skyscraper they are planning to build at the 144 S. Main St. locale once the sales goes through and the dilapidated theater is razed.

New design discovered! Looks to be about 32-33 floors and probably 420-440 ft, which may make it a new tallest in the city (competing with the proposed Kensington Tower).

I agree Dale, and I think we will finally start to see some movement in that direction. Salt Lake City and CSA has already been experiencing some of the highest growth in the nation over this past decade. Along with that growth has come historic levels of development. Much of the vertical development has been spread throughout the metro in particular along the mass transit lines, which is a positive movement.
However, now the historic levels of growth have been added to by the recent upheaval of people moving out of the big cities or city's that are seen as too tumultuous. New studies just released are showing Jacksonville and Salt Lake City as the two leading areas where the influx is greatest. The pressure for density on Salt Lake City's central metro is creating a serious need on both single family residential and multi-use vertical.
Like Atlas pointed out, the Theater Tower's height has been moved up. It could become the new tallest. However, as of right now the upcoming Kensington at approximately 450 feet will become the new tallest.
There is a lot of discussion circulating amongst the development community of numerous towers in the works for downtown. No matter how fast Salt Lake City and its CSA is building new residential mid-rises, it just can't seem to keep up with the demand. Hopefully, amongst these new high-rises being created over the next couple of years we will break that proverbial glass ceiling and move into the 500-600 foot category. I think it's only a matter of time. The growth along Salt Lake's CSA is just too dramatic for it not to happen soon.

The architect has submitted a design package to the city portal. It looks like I was way off previously on the height estimate. The new tower will be 31 stories and 392 feet tall.

Its design consists of a 31-story tower with a separate parking structure with a rooftop park. The tower’s program primarily consists of apartments and amenity spaces (i.e. lobby, pool area, sky lounge and open-air terrace), but also includes 8,400 square feet of retail space at the ground floor fronting Main Street. The total number of units is 400, including 40 affordable, 355 market rate and 5 penthouses. The building’s facade is a combination of glazed curtain wall and stucco / metal panel on metal stud exterior framing.The proposed parking structure’s footprint is approximately 122 feet by 185 feet, with one level below grade and three levels above grade, with capacity for 261 vehicles. The parking structure design includes an elevated park covering the entire parking footprint at its roof level

^Is there a larger version of that elevation, because the top number doesn't appear to be 375 feet, but it's hard to tell because it's too small to read.

Yes, you can download the pdf documents here (click Record Info -> Attachments). Like I said in my previous comment, the height is now listed at 392 ft.

There are some very dedicated members of the community trying everything to stop this project because it requires the demolition of the Utah (originally Pantages) Theatre, which opened in 1921 but which is in pretty bad condition overall. They've come up with their own plan to save the theatre, restore it, and turn it into a grand movie theater but it's likely a day late and a few tens of millions of dollars short. The city signed an agreement in 2019 with Hines and likely can't back out of the sale even if it wanted to. The deal was pretty chummy with the developers though, where the city gets 10% affordable housing units and a small public-access park in exchange for selling the land for $0, so I get that complaint. That said, I like what Hines has come back with and they are actually exceeding their obligations, promising to save and repurpose parts of the theatre in the new tower.

Design review for 150 S Main (Theatre Tower) has been rescheduled for the next PC meeting on July 14. I went back and checked their entry on the city portal and, lo and behold, they submitted a new design review package on June 28. No new renderings of the building itself but there are more solid plans and new renderings for the park. Looks like they moved the elevator closer to Main Street, probably because city councilors have expressed concerns about ADA access in the past.

Also, could I get the thread title changed? The official working name of this tower is "150 S Main" and the official height is 392 ft and 31 stories.

Here's the city submission page for reference: https://www.slc.gov/planning/2021/03...design-review/

The city pages call the building "150 S. Main Street Apartments" but the newest design review documents (from June 28) simply say "150 S Main."

The fight over the redevelopment of the Utah Theatre will likely flare up this week. How did we get here?

It appears the demolition permits have been filed for the old historic Utah (Pantages)Theater and the other included Main Street retail properties. I believe this includes everything between the Kearns Building and the US Bank Building.

I expect another publicity stunt or protest sometime soon from the Save the Pantages folks.

Mr. Valentine's "hunger strike" from breakfast to dinner made local news a few months ago. I wonder what he's cooking up this time. When workers start cutting out the skylight, I think we will see some social media meltdowns for the ages. When the bulldozers arrive, well...

Mixed emotions yesterday: the fight is over and the theatre is coming down. I'd expect demo to be over in a week or two and coring to begin soon after.

The saga continues. New BSL article goes into the story behind the delays:

A year after demolishing the Utah Theater, Hines is set to miss first development deadline

Hines was expected to break ground on a 31-story building near 150 S. Main St. by March 31, according to the development agreement between the Texas-based developer and the Salt Lake City Redevelopment Agency, which was signed in late 2021.

But in the wake of a broad slowdown in new development projects in the capital city and across the country, Hines has struggled to secure a new capital partner who can follow through with the project. The group will miss the March 31 anticipated start date.

Documents reviewed by Building Salt Lake provide new details about what was expected of Hines after the city gave land to the developer at no cost, along with the expected timelines. They also lay out the potential path forward if the broader market shift derails one of the most politically fraught development projects in the city in recent memory.

“Hines Development has communicated to us that the 150 Main project is experiencing delays,” Amanda Greenland, a spokeswoman for the RDA, said in a statement. “We are currently working with Hines, within the context of our agreement, to explore all our options.”

According to the development agreement, Hines is “not entitled to an extension of any such deadline.” If the developer requests an extension from the RDA, “the Developer agrees that the RDA may decide to grant, modify, or decline such request, in the RDA’s sole but reasonable discretion.”
Frustrating but it's good to know that the city has options if the developer doesn't deliver. Hopefully they get it figured out.
