Renderings Revealed for Steel Tech Redevelopment in Jersey City

Plans for a major Jersey City project featuring several community-minded components are coming into focus at a former industrial site in Bergen-Lafayette, which could soon be transformed into a sprawling mixed-use complex.

Jersey Digs initially reported on a proposal for 417 Communipaw Avenue almost two years ago. The land, once home to a company called Steel Technologies, spans 3.3 acres and is perched down the street from the 17-acre Berry Lane Park.

The company behind the revitalization effort is Skyline Development Group, who constructed the Soho Lofts among other prominent Jersey City projects. Their latest 600,000-square-foot development effort is dubbed Steel Tech and would be anchored by a 17-story tower that rises 190 feet.

The entirety of the Steel Tech plan has been designed by Hoboken-based MHS Architects and the residential component would include 420 units. 5% of the units, or 21 of them, would be set aside as affordable housing under the plan and the residences break down as 92 studios, 197 one-bedrooms, 96 two-bedrooms, and 35 three-bedroom spaces.

7,425 square feet of retail would be included in the high-rise portion, which would feature about 24,000 square feet of amenities for future residents. The main building sports a glass-heavy design with red brick components.

The development of the project would see the existing Steet Tech Head House adaptively reused and includes the construction of a new 22,000-square-foot recreation center. That facility, which will be deeded to the city upon completion, is expected to cost about $5.5 million and would be entirely funded by the developer.

The stupid-ass NIMBYs (Morris Canal Redevelopment Area Community Development Corp.) lost their chance to improve the project. There was probably a better plan to be bad as that building is bulky, but they didn't want to work with the developer and proposed some dumb crap instead.

Instead of a 17-story, 351-unit building project they should have argued for two 10-story, 700-unit buildings with a ton of community and retail incubator spaces. There is a "park" upfront that's really just a glorified driveway. Absolutely not needed when a real park (Berry Lane) is right there. They should have seen argued for development of the fake park site in exchange for lower building heights.

At least the developer's renderings look nice. But I maintain it could have been better if the Morris Canal folks didn't have their head up their ass.


On another note, a new 12-floor building, with 66-units coming to 605-607 Grove Street has been proposed. It will rise across the street from this 23-floor building: the former St. Lucys Church.

Jersey City Approves 11-Story Academic Tower in Journal Square

The Journal Square, Jersey City neighborhood seems poised to welcome yet another sky-high project when the weather warms as the path has been cleared to turn a current parking lot into a modern educational facility.

During their February 21 meeting, Jersey City’s planning board unanimously recommended a proposal for 14 Enos Place from Hudson County Community College (HCCC). The parcel, situated between one of the college’s buildings and the Plaza Apartments, is sandwiched between Enos Place and Jones Street just off Summit Avenue.

Designed by NK Architects, the plans call for an 11-story tower plus a “mechanical penthouse” that rises 180 feet. The facility is slated to include 24 state-of-the-art classrooms, expanded spaces for student services, and centralized offices for Continuing Education and Workforce Development.

Other portions of the building will feature a black box theater, a full-size NCAA regulation gymnasium and fitness center, a University Center for sister colleges, a new healthcare lab, new student common areas, and administrative offices for the college.

While a groundbreaking date for the academic tower has not been announced, the project’s construction will add to a busy landscape around the Journal Square PATH station. Kushner’s One Journal Square, a 26-story tower at 425 Summit Avenue, and a smaller high-rise at 413 Summit Avenue are all currently under construction within three blocks of 14 Enos Place.

Mixed-Use Development Approved for B’nai Jacob Site in Jersey City

The path has been cleared to redevelop a Jersey City building that had been home to a religious congregation, as a large property along West Side Avenue is slated for a major overhaul.

During their March 21 meeting, Jersey City’s planning board voted 5-2 to approve an application to revamp 176 West Side Avenue. The land, which stretches all the way to Fulton Avenue and sits across from a baseball field, is still owned by the now-shuttered Congregation B’nai Jacob despite closing their facility late last year.

The former sanctuary’s stained-glass windows have already been installed at Temple B’nai Shalom in West Orange and a letter the congregation submitted to the city noted that the modest brick building has “no known significant architectural or historic features concerning the building or site.”

Redevelopment plans were submitted by 176 Westside Avenue Development LLC, an entity associated with Parsippany-based Rappaport Properties. The project, designed by Jarmel Kizel Architects and Engineers PC, consists of a five-story mixed-use building set to rise 55 feet along almost half a block.

The new version of 176 West Side Avenue is slated to include 67 residences and triggers Jersey City’s Inclusionary Zoning ordinance. As a result, ten affordable units will be included in the project, with five set aside for low-income applicants and the other five designated for those with moderate incomes.

Jersey City Approves Redesigned 200-Unit Project at 301 West Side Avenue

Designed by Weckenmann Architecture, the project will adaptively reuse the current warehouse on the land while expanding the structure. Existing chimneys and brick at the warehouse will be cleaned and restored as part of the work, with new windows and doors added to the building.

The new portion is slated to consist of a six-story residential building that tops out at just under 70 feet tall. The exterior of the development has changed a bit since the plans were first submitted and now boasts a darker look, but the development still makes an effort to blend in with the industrial vibe of the neighborhood.

200 dwelling units are included in the development, set to break down as 41 studios, 119 one-bedrooms, 32 two-bedroom units, and eight three-bedroom spaces. The project will be utilizing an affordable housing overlay bonus within the West Side Avenue Redevelopment Plan, which requires 20 units to be set aside at the complex for those with modest incomes.

Jersey City Approves 106-Unit Development at 251 Grand Street

Jersey City’s planning board approved the development during their March 21 meeting, signing off on the application submitted by Liberty Harbor North Brownstone Condominium Urban Renewal LLC. The company, a subsidiary of the master developer of the sprawling Liberty Harbor enclave, can now build a 12-story building plus an attic that rises just over 166 feet on the land.

Designed by MHS Architecture, the development aims for a new-meets-old look with the first three floors utilizing a cast stone veneer component. The higher floors are set to feature a curtain wall with vision glass.

The ground floor of the project includes 2,104 square feet of commercial space with a mezzanine area of 1,148 square feet, for a total commercial space area of 3,241 square feet.

The 106 units at the complex, some of which will feature private balconies and terraces, break down as four studios, 70 one-bedrooms, 30 two-bedrooms, and two three-bedroom spaces.

St. Lucy's update

Thanks for the updates, especially of the new courthouse. It's so massive and bold I love it, can't wait to see the final product.

Looks like St. Lucy's tower is redesigned per Jersey Digs & supposed to start construction next year. The new design is a huge upgrade IMO:

Zoning Changes Sought For 15-Story Development on Jersey City’s West Side

A plan that would expand a Jersey City redevelopment zone to include a stretch just off John F. Kennedy Boulevard near the Hudson Bergen Light Rail could spark a revitalization that includes new green space and affordable housing in exchange for taller buildings.

On April 5, Jersey City Councilwoman Mira Prinz-Arey held a community meeting that saw members of city planning present modifications being sought to the Green Villa Redevelopment Plan. Per Hudson County View, the city council moved the effort forward back in February.

The modifications would expand the existing redevelopment plan to include the area abutting the Hudson Bergen Light Rail tracks consisting of properties along JFK Boulevard between Morton Place and Orient Avenue. The changes are being sought both to facilitate smaller projects and a larger development that could sport a tiered design and rise up to 15 floors with bonuses.

While the existing R-3 multi-family zoning in Zone A of the plan would be unchanged, the density allowances in the proposed changes would grow higher heading west. What would be known as Zone B would fall along the east side of JFK Boulevard and proposed changes would allow developments up to five stories in height to include a retail component.

A rendering of the proposed development was featured in the city’s presentation and shows greenery that would be accessible from Morten Place and Orient Avenue. Any development built as a result of the zoning changes would need to include a 10% affordable housing component per the plan modifications.

The changes to the Green Villa Redevelopment Plan are slated to be presented to the planning board on April 25. If the board signs off on the new regulations, the city council would then need to approve the new rules before they take effect.

A developer interested in revitalizing properties included in the plan would still need to submit a formal application to the planning board and gain approvals before any construction can begin.

Plans Revealed for SciTech Scity’s 500-Unit Scholars Village in Jersey City

The residential component of the ambitious SciTech Scity endeavor has emerged and officials in Jersey City could soon advance the redevelopment of more land just outside of Liberty State Park.

The next phase of SciTech Scity looks to revitalize about 2.17 acres of vacant land at 225 Phillip Street. The parcel is part of a plan that looks to transform a total of 16 acres across the street from Liberty Science Center into a major science and tech hub.

New York-based Alpine Residential was chosen to develop the housing portion of SciTech Scity just about two years ago. The company has worked with Ismael Levya Architects to draw up plans that call for two 12-story buildings connected by a one-floor base.

Separated into two buildings, the first floor of the West Building would include 29 garage parking spaces, a 1,327 square foot commercial space, an amenity area, and library. The second floor would house 50 additional parking spaces, with the remainder of the structure consisting of 250 residential units.

15-Story Redevelopment at Jersey City’s Morton Place Edges Forward

A plan to revitalize several plots of Jersey City land along the Hudson Bergen Light Rail tracks took a notable step forward as officials have agreed to vacate some publicly owned land to facilitate a new multi-family project.

During their September 7 meeting, Jersey City’s Council approved on second reading an ordinance related to a portion of property near Morton Place. Several holding companies who own neighboring land filed a petition with the City Council requesting that they vacate a public section of the road to help move their proposal forward.

Jersey Digs exclusively reported on the project in question back in April following a community meeting. The redevelopers want to assume control of what they call the “Morton Place Vacation Area” as part of a comprehensive development plan that calls for a tiered 15-story residential building to include about 480 units.

The ordinance dictates that the proposed vacation of the land requires the redevelopers to provide a minimum of 10 percent of the units in their project as affordable housing or make a financial contribution to the Jersey City Affordable Housing Trust Fund.

The proposed project is also seeking modifications to the Green Villa Redevelopment Plan from the city’s planning board, which would create an affordable housing/transit bonus that would allow a development’s height to top out at a maximum of 195 feet.

As part of the deal to vacate a portion of the land, the developers will be responsible for creating a new sidewalk along Orient Avenue where none exists. A public space of at least 3,000 square feet would also need to be created as part of any potential redevelopment agreement.

There are several other proposed requirements that emerged during April’s community meeting on the project, including a regulation dictating that any development in the zone that faces the Hudson Bergen Light Rail will have to include variations in plane on the façade as to cut down on potential noise reflections in the neighborhood.

While the ordinance related to vacating the street was unanimously approved by the City Council, the proposed zoning changes and development application for the project is subject to further review by the city’s planning board.
