The sentiment is nice, but I believe them when they say research indicates its likely to sit vacant. A lot of new buildings are constructed with ground floor retail that is not being filled. East Market is struggling to fill vacant retail slots in the heart of center city.

^Some sort of "amenity retail" that is also open to the public should work. It doesn't have to be a ton square footage.

Even a lobby entrance or something with windows would be nice. A looong solid wall isn't going to do Market any favors.

We've got a demo permit on deck:

Quote:
ZP-2023-004619
May 25, 2023
4601 MARKET ST, Philadelphia, PA 19139-4636 IS3 TEAM LLC 3

Demolition of the building at the corner of 48th and Market Streets, as shown on the enclosed plan, in anticipation of the development proposed under ZP-2022-007951. We are currently proceeding through the Civic Design Review process under permit number ZP-2022-007951. We have a second CDR meeting in the coming months. As part of this proposed construction under ZP-2022-007951, we are submitting this demolition application to be able to start site work. To be clear, this application does not intend to disturb application ZP-2022-007951.

Councilmember Gauthier calls 4601 Market apartment project ‘exclusionary, insulting and tone deaf’

Common sense prevails! 1200 apartments will do more to lower rents in Philly than anything housing Gauthier will ever rubber stamp with her seal of corruption

Im all for fair housing & not trying to push people out. But this project right here is a win win no brainer.

Anything next to a transit line should automatically be upzoned & allow for the maximum potential.

I know this is off topic for this thread, but I didn't see anything in the lowrise thread, what happened at 16th and Washington?

Pickleball and Methadone at 16th & Washington? - OCF

The non-profit "community" group successfully blocked the zoning change for the mixed-use development and now a methadone clinic and pickleball courts will be built by-right.

Research also indicates that no eyes and ears on the street (active uses at ground level) increases crime.

Pick your poison. There should be a small amount of retail at ground level. They're not asking for a Gucci Store. A deli, a dry cleaner, a laundromat would suffice.

I do wish the design had more brick in it, and they also wish that there was more street frontage, especially under the ale that should be prime retail real estate, but instead is just some murals. Play the murals come the fruition and they at least had some benches and potted plants to improve the area
