If the mall were to be reconfigured in some way, it'd be cool to move some of the loading access on the east side and connect The Promenade east through to Carton in the lane between PP and the Free Press Building. The Promenade is remarkably well designed, with the right redevelopment around it (residential and office) all those CRUs could become attractive if they were to be opened up again.

I'd be all for closing the main floor of PP to make all the main floor units only open to Portage & Promenade. Fill in the openings in the second floor and make that the only "mall" part so you can keep the skywalk connection.

What would be nice would be to see it torn down and replaced with a high density residential neighborhood with street level retail acting as a quasi-mall of sorts. I doubt much more retail could be handled by the current market.

Tear what down? There's room for 2 towers on top of the mall, tons of space on the surface lots behind it, and the empty IBM building that could easily make way for another tower one day. If you're referring to the WFP building – that's insane, it's beautiful and historic. Ain't going anywhere.

IBM building has been slowly filling up. Govt of MB finance dept is on the 2nd floor and a few months ago Fed Govt Veterans Affairs moved out of City Place to take the 3rd floor in the building. All Shelter needs is somebody to take space on the main floor and its fully leased.

Tit for tat:

GONE Tribune and Eaton's building
STILL THERE Free Press (not used by the Free Press) and Hudson's Bay (a dying retailer that Millennials and Gen Xers no longer shop at).

What's your point? That we should hold up dying buildings just because? The Free Press is no longer downtown. They vacated the building in the 1991 redesign of the newspaper. I'd like to see a massive tower there, to modernize that part of Portage Ave. Same thing with parking garage/retail at 138 Portage. Same thing with Money Mart on Portage. Same thing with that second hand store on Portage.

It's already near 2020 and we still have 100 yr. old small buildings. Time for something newer with a larger footprint. And brighter.

Move to Calgary then. You can have all the empty towers your heart desires. Sorry but Winnipeg is known world wide for its turn of the century building's and we have lost to many already to pie in the sky ideas like you want. And all were total failures.
Commodity exchange tower and the destruction of a city block.
Public safety building and city Hall and all the other Stalin styled shit built there which destroyed countless city blocks.
And the best of all. Portage place. 5 blocks destroyed for what? Yup you have it all figured out.........

If anything, it took a few months of hindsight, and 32 years of regret about the whole Portage Place project being a bust. The idea of putting something shiny that looked like it belonged in the suburbs somewhere, and placing it in the middle of downtown Winnipeg, wasn't such a good idea at all.

Perhaps if they added residential towers on those pads, and do a complete renovation of the whole mall by bringing it into the 21st century, and turn it into its own village, maybe it could finally see itself turn around. Maybe.

So far, nobody has the balls to tackle Portage Place. Even if these new owners have legit plans, they need to put their money where their mouth is.

I was sent to Winnipeg for a few weeks to work for my employer in the Canada Building in the early 1980's and was left with a lasting impression of all the beautiful, ornate architecture downtown. Even back then many of those fantastic buildings were empty and getting run down. It saddens me to hear that several have since been torn down, and it sounds like more could be facing the same fate. Such a loss.

There are still plenty left -- the majority of those have been renovated and look great compared to the early 1980s when I too was working downtown.

The 60s and 70s were pretty savage when it came it to demolition of old buildings, but by the 80s it toned down significantly. Since then, I'd say that demolitions of prominent heritage buildings have been fairly rare... Eaton's is the only really big one I can think of in the last 20 years or so, although I'm sure there have been a couple others.

I'd say Winnipeg has done a really good job since the 80s of fixing up its stock of older downtown buildings. Part of the reason why Winnipeg didn't see a building boom in recent years is because so much new office space and residential went into older buildings that were either largely vacant or heavily underutilized before. It's a feather in the city's cap.
