53-story Riverwalk Place developers reveal ultra-modern design

The tower's developer — a partnership between Feldman Equities, Two Roads Development and Tower Realty — on Thursday released the first rendering of the project since it went public almost three years ago.

Gensler is the architect on the project. Feldman Equities CEO Larry Feldman traveled to the firm's Shanghai office to meet with Shamim Ahmadzadegan, who designed the tower. Florida-based Adache Group Architects, a high-rise condo specialist, will also be involved with the project. GPB Capital Holdings LLC out of New York is an original partner in the project and will provide ongoing equity financing, a release said.

In a news release, development costs were pegged at $350 million. Condos will be priced from the $600,000s to $2 million.

Riverwalk Place will stack parking, office space and luxury units on downtown Tampa's last developable waterfront parcel, which was previously slated for a Trump Tower in the early 2000s. The tower will also feature restaurants that open up on the Tampa Riverwalk.

The residential developer in the project, West Palm Beach-based Two Roads Development, previously told the Tampa Bay Business Journal that the dollar value of presold units — not the overall number of units — would drive the groundbreaking date.

"There are quite a few construction lenders out there that would let us go vertical with few sales, and that's not our typical MO," Reid Boren, Two Roads managing director, said in March. "Presales are not all the same. If we sold the top 30 percent of the most expensive units, we’ll feel better than if we sell the lesser expensive units. It’s a function of dollar coverage to the loan."

Is it likely to get built? It seems like there’s a lot of pie in the sky in Florida.

Great design, but I have my cautions because Tampa has a fairly healthy history of failed towers/developments downtown over the years.

I'd say better than 75%. Reputable developer, high-profile leasing team, LOTS of momentum downtown.

New York firm commits to provide equity for planned 53-story Tampa tower

GPB Capital Holdings LLC, which has raised more than $1.5 billion in its history and focuses on “acquiring income-producing private companies,” has been involved with the planned 53-story, mixed-use project for roughly a year.

“We’ve known the principals of GPB for some time, many years actually,” says Feldman CEO Larry Feldman, who also is from New York originally. “They came into the project initially as a bridge lender, and then a partial equity partner, and over time, their involvement has expanded from a relatively modest investment to a greater role.”

GPB Capital’s involvement came to light in April, when Feldman and Two Roads unveiled a long-awaited Gensler design for the $350 million tower. Two Roads joined the project officially as its residential developer a month earlier.

The development partners plan to break ground on the project, slated to contain more than 200 luxury condominiums, ground-floor retail space, parking and roughly 145,000 square feet of Class A office space, early next year and have the building at least partially completed by February 2021.

It would also be the first new office tower constructed in Tampa’s downtown in three decades and the first to contain a mix of uses.

Work is happening on-site with the interior demolition continuing on the CapTrust building that occupies part of the site at the moment.

Also, apparently the hotel component has been dropped and now it's all residential at 58 floors and 637ft tall.

The developers of the 53-story Riverwalk Place will begin external demolition of the CapTrust building, a process expected to take more than a month and affect traffic patterns in downtown Tampa.

The developers — a partnership of Tampa's Feldman Equities and West Palm Beach-based Two Roads Development — said they will begin external demolition on July 8. Internal demolition of the building has been under way since at least early May.

The 53-story condo tower is proposed on the Tampa Riverwalk, at the intersection of Ashley Drive and Brorein Street.

I kind of like this version over the original. Still a big overall project for Tampa.

St. Petersburg new tallest is also another under the radar project. I mean when a 515 ft tower is under the radar, outside of NYC, IDK if thats a good thing or a bad thing.

I think the inability to sell units a top in what would be snatched up in the South of the state in a minute goes to show how gravitationally strong the Miami-Dade metro is for the market these units were geared towards. Even with Covid, the market is strong.
