My high school...it was Bishop Kenrick when I went...will soon be gone.

They just had a walk through for alumni recently...where you could walk through it one last time. Those stairways were narrow and getting 1500 kids up and down them between periods was insanity.

Claymont, DE - trains and townhouses

Little shout-out to Claymont -- the new train station is getting closer to completion, and Darley Green - new urbanist/townhouse/apt development continues to be built out. This development has survived the 2008-09 recession, covid, and this wild housing market... and keeps on going. Sorry I didn't get a chance to photo the retail options that run along Philadelphia Pike (Rt. 13) but there are a line of stores now, cafe, etc. It might just be another blah suburban-esque townhouse/apt development to most people--but if you ever experienced what was here before (a rundown, section 8 garden apts, shack houses, drug abuse/dealing, prostitution--it was a really trashy and problematic area by the late 1990s) -- Darley Green seems like a miracle. Also, there are large mixed-use development plans for the old steel plant, and a logistical center planned for the Tri-State Mall site has started construction (Tri-State mall is now demolished). There are also plans for a possible new Delaware River park.

Things are looking up Claymont.

Agreed. The turnaround in Claymont is nothing short of a miracle. Might I dare say, it's even charming now?

It also has a Food Lion, which to me, is one of those ancillary data points that screams THIS.IS. THE. SOUTH. lol.

You dont know how f*€k bad I miss publix. I miss it so much.

That is one great thing about Florida, publix is a thing, even Winn dixie is a 2nd good choice.

If I had the money I would build the first one up here & it would be a hit.

I grew up in south florida so Publix has a very special place in my heart. If they ever do expand to the Northeast I'd be so excited. Their deli sandwiches are great.

I was happy to see one as far north as Williamsburg VA on a visit to friends and family there last year. Maybe someday.

There's a rendering for 801 N. Orange Street in Wilmington in that article. Not sure if we've seen renderings yet for this project? Looks to be 14 or 15 floors. Either way - huge that another residential highrise is coming to Wilmington and looks like we'll be able to start another highrise thread for Wilmington as well!!!

I just feel bad for the people in the beginning pages of this thread that seem to either not be around anymore or just don't check this site, if they saw what Wilmington is today they would be ecstatic.


Before I moved to Philly, I was buying a house in Wilmington, I ended up not doing that, and moving to the city. well 1 house & 3 apartments later, a girlfriend, and a baby later, we will finally be moving into a house in the Wissinoming area.

I do like the calmness of Wilmington, it just needs to keep adding to the density and nightlife scene and it will activate. I would for sure buy a 2nd home in Wilmington when possible in the future.

^Damn!!! Definitely looks to be around 15 floors.
This is the first time I am seeing a rendering for the 801 N. Orange Street lot. This project hasn't even been presented yet to the City Planning Commission (not to my knowledge at least).

I was working on a definitive Wilmington development list since 2018--because it's really impressive. I need to get that completed and post it here asap. And will happily add this monster to the list.

I was walking around that parking lot last week and noticed some soil sampling type of work had been done. The lot needs some remediation work, but BPG are pros at that by now (considering all the Riverfront was once an industrial wasteland).

Here's the lot now - can't wait for this building, that parking lot is massive:

Amazing! I really hope the city is able to bring some of the Bio/ Nano Tech industry into the city, I could see Riverfront East or some of the parking lots near Delaware Ave being perfect infill for that
