This location just around the corner from the express train entrance by St. Nicholas Avenue is one of the more ideal ones for a developer but somehow the design of the building is rather basic. Other developers are starting to be more contextual to the original architecture when building on empty lots these days and the new construction on 132nd Street is a particularly good example of this trend:

Those additional properties nearly doubled the parcel’s allowed density and gave Madison an extra 80,000 square feet of floor area to work with.

We last checked in on 27-07 43rd Avenue back in April when we spotted new renderings on the site.1 Six weeks later, construction has continued on at a quick pace, with the building finally rising over the construction fence.

When all is said and done, the building will turn into a 9-story Hyatt Hotel with 108 hotel rooms and nearly 50,000 square feet commercial space.2 According to the rendering, construction will wrap sometime in spring, 2016.

A sliver lot on the northwest corner of Ninth Avenue and 33rd Street has remained vacant for quite some time, but YIMBY now has the reveal for the building that will soon rise at 411 Ninth Avenue. HTO Architect is designing the project, which has been dubbed Skylight House.

Partial job permits were issued earlier this month, and work is finally slated to move forward. Applications have been pending since 2011, and the building will total 12,837 square feet, standing seven stories tall.

The ground floor of the structure will hold 1,395 square feet of commercial space, and the rest will be residential, divided between 12 units, with two on every floor. The average apartment will measure just under 1,000 square feet.

The developer on the permits is listed as James Papaionnou, of ’411 9th Avenue Condominiums LLC,’ indicating that the building will yield condos. Unfortunately — and atypical for condos in Manhattan — the rendering shows environmentally unfriendly and aesthetically unpleasing PTACs in the windows.

Besides the PTACs, the design will be simple and streamlined, and the building will be faced in grey brick, drastically improving upon a lot that has been forlorn for many years.

As of this week, My Micro NY is fully stacked, rising 120 feet from its site at 335 East 27th Street at the border of Gramercy in Kips Bay. The project, also known as Carmel Place, is the product of a city-sponsored design competition launched by former mayor Michael Bloomberg in 2012 as a way to test out if micro dwellings could be an answer to the city’s housing shortage, and in turn give enough reason for adjusting NY’s dated building codes to allow for smaller units better suited for today’s shrinking households. As it stands, the legal minimum is 400 square feet, while My Micro NY’s apartments measure a mere 260 to 360 square feet.

Construction Update: Extell’s Controversial 800-Foot Tower Ready to Rise at 250 South

After being slapped with a partial stop-work order about three weeks ago for causing a local street to sink, Extell’s Lower East Side mega-development at 250 South Street appears to be back on track. A recent visit to the site shows that piles for the SHoP Architects-designed building are again being driven into the bedrock. However, it appears excavation will continue to be an arduous journey since most of the parcel sits on landfill and is only a few feet above street level.

The hotel chain acquired the site for $17 million last year, and the building will stand nine stories and 96 feet to its roof, also including 23 open-air parking spaces. Permits list the developer as the Sydell Group.

Wythe Avenue is booming with new development, and unlike most hotels in New York City, the new product in this area is overwhelmingly attractive. The contextual industrial-contemporary aesthetic of the Morris Adjmi-designed Wythe Hotel, just a block away, set an attractive precedent for the neighborhood’s new construction that subsequent developers seem keen to follow.

While the plan for 97 Wythe Avenue does not appear to be nearly as contextually-minded as the Wythe, it will nevertheless be attractive, with a simple, clean, and PTAC-free facade. The hotel component will partially cantilever over the retail base, and exposed cross-bracing will nod to the neighborhood’s post-industrial look.
