Yeah, I don't know why but it made me really excited. Maybe because I really like Flushing and this is straight out of Flushing basically including a few places I know, have eaten at numerous times, and are authentic and good. Then the other one west of the river potentially. You realize that the industrial area near the river if people played their cards right could really support a lot of stuff...if Chinatown wants to expand, it could potentially do it in this area with the right backing.

I hope they do something to improve those underpasses on Cermak. Some sidewalk repairs and murals would go a long way.

Also, maybe they can add an orange line stop so I can get there faster?

Snooping around permits for Chinatown (trying to figure out when the strip mall at Archer/Clark appeared...), I found this permit from December:

2018 S Archer Ave:
NEW 5 STORY, TYPE I-C OFFICE BUILDING AS PER PLANS *STRUCTURAL PEER REVIEW* CURRENT USE: VACANT LAND/PROPOSED USE: COMMERCIAL OFFICE BUILDING **CERTIFIED PLANS CORRECTIONS: CONDITIONAL PERMIT SUBJECT TO FIELD INSPECTIONS **

Appears to be the same person mentioned in this article, which mentions the same location as far as I can tell:

Cermak seems like a natural spot for an orange line stop once the area develops a bit more.

Regarding the Hoyt Square development, it appears renovation work has already started in some capacity – I've noticed they've been removing the bricked out windows for the past few weeks during rides past the building on the orange line.

Also, isn't the land you mentioned nearby (where the 4-7 story buildings are going) part of a PMD?

Yeah I thought I had posted this. It's phase 2 of a project where phase 1 is that little building with the Meet Fresh. This will go on that same strip of land. I think the hotel in the article was supposed to be across the street from this.

If the address is correct, 2018 S Archer should be on the North side of Archer I think, which would be this lot I think: https://www.google.com/maps/@41.8551...7i16384!8i8192

I originally thought that too, but it's not correct. I have to find the site plans but it shows it next to the little 1 story building there, not across the street like the address makes everyone believe

No, the PMD pretty much hugs the river in this area.

The larger inland site was actually approved for a residential PD way back in 2008. That PD has now expired and the land reverted back to the underlying zoning of B2-3.

Speaking of the area around Canal and Cermak, there are cassion rigs on the NW corner of Clinton and 14th pl. Anyone know what that is? I assume big box retail since it's just South of the Roosevelt Home Depot.

This is correct, the "strip mall" (actually it's flush with the sidewalk, so we have to give them that) development included the office building as a part of the project. They probably just needed time to land tenants before finally kicking this phase off

I think someone mentioned it was going to be a data center there a few days ago.

Speaking of which, there was another zoning application from last night about redeveloping the former power plant at 1111 W Cermak - Cermak, Morgan, and Canalport. The plan is to redevelop it into a 350,000 sq ft data center and some light industrial uses. I think the data center portion they'd newly build, but not 100% certain on that part exactly.

I posted about some of these before, but from the same company doing Hoyt Square and Canal Square is this (Skyriver). I believe I've seen multiple apps for this stretch from them, so pretty sure each building is 24 units (Range of 1 bedroom to 3 bedroom units). At least for this building it's advertising, the floor plans call for 3 different retail spaces of 823 to 917 sq ft. So, if they're really planning on 5 buildings on Archer and this is marketed towards Chinese, then perhaps there could be 15 new small Chinese places along this strip Maybe more for the back buildings too.

Address is around 3170 S Archer, near the Ashland Orange Line stop. Current area is kind of dilapidated on this side (https://www.google.com/maps/place/31...5!4d-87.667909).

Also posted about this before, but Skyriver is also planning 20 new SFH and 27 new townhomes for the currently vacant/vacant-ish area in Bridgeport around Throop and Hillock (https://www.google.com/maps/place/26...!4d-87.6552046). Each SFH would be 5 bedrooms, 3.5 bath and 3000 sq ft starting at $619K while the townhomes would be 3 bed, 2.5 bath and 2400 sq ft and start at $439K

^ Those look similar to other recent housing built in Chinatown just north of Chinatown Square.

I guess it’s a Chinese thing maybe, but they seem to prefer that layout. I’m not particularly fond of it, personally. I like more traditional urbanism where everything fronts the street and you get a proper streetwall.

Anyhow, it’s still good to see all of this investment

I'm always around the Ashland Orange line stop when I head down to BoTYs and it's really close to being a nice area in my opinion. More developments like that and that area will keep improving. Crazy to see how over the years the Asian(mostly Chinese) expansion south and west has accelerated.
