Investing In Multifamily Properties

Hey everyone! Really enjoying the forum so far. Learned a lot. Recently was thinking about investing in some properties with renters and income (most likely duplexes in California) and was wondering if anybody had any experience or advice about investing in multifamily properties. I think watching Grant Cardone interviews is what is having mind go in this direction.

For instance is it better to stick properties that are close by you when starting out to manage everything yourself?

How hard is to find a good property management company if needed?

etc. etc. I have been reading articles like the below to educate myself more and was hoping others can share resources or point me in the right direction on how to learn more about this topic.
