It took me a while to figure out what the base reminded me of, but it finally hit me

Both of these buildings are really different. Would love to see them get built.

Image from pg 1.

Solstice on the Park is moving forward as Apartments instead of Condos now. Financing is all set. Should move pretty fast.

Studio gang updated the window punch outs on the side and it looks much more organic and really quite striking.

^Quite an interesting development. This one has been sitting around since what, 2007? Crazy now how quickly (and silently) it's apparently all coming together.

Love this! Hyde Park will have three new Studio Gang towers.
That's rather remarkable!
1. University of Chicago Dorms at 55th and University Avenue
2. City Hyde Park at 5100 S. Lake Park
3. Solstice on the Park at 56th and Cornell

I would like to wait to see if the beams stay if they are gone than there is no point.

I dont think stilts should decide whether we get a thread for a 600+' tower on Michigan ave facing grant park. A huge important piece of the puzzle to connect the skyline to museum park. Especially seeing how quickly this is moving along, I say thread time.

700 w Chicago

Quote:
The project at 700 West Chicago is a master plan to develop 37 acres along the Chicago River into a live / work / play technology campus. The development will consist of state of the art tech office space intermixed with residential high rises and supporting retail functions. The office buildings are defined by high ceilings and ample outdoor terraces, an open loft concept catering to the tech community.
A river walk follows the river fronted by parks and amenity spaces for the office and residential tenants. Space is provided for boat docking, river activities and a water taxi stop. The buildings are accessed at the ground level which is activated by open plazas, parks and support retail. Space is provided for food trucks. Shuttle buses, taxi stands, bike parking, etc.
Parking, loading and service are below the ground level in a podium that aligns with the river walk level. Active functions mask the parking and service from the river.
The master plan is to be designed and constructed in phases. Phase 1 consists of a 435,000 SF office tower on a 2 acre parcel at the northwest corner of the Chicago River and Chicago Avenue. Phase 2 will be constructed on the 5 acre parcel immediately to the west of phase 1 and will consist of a 300,000 SF residential tower and (2) 375,000 SF office towers. The remaining 30 acres are reserved for future development.

NEW??? 29 Lasalle

Quote:
This project involves the renovation, redevelopment and adaptive reuse of two prominent adjacent parcels in the center of the downtown Chicago Loop. The northern parcel, 29 South LaSalle Street, is currently occupied by a 12-story, nondescript office building. The southern parcel, 39 South LaSalle Street, features the historic New York Life Building, designed by William Le Baron Jenney of Jenney & Mundie, and completed in 1894.
The project accounts for the demolition and redevelopment of the northern parcel as a new, Class A+ office tower that offers contemporary, efficient floor plates and the latest amenities catering to premier tenants. At the same time, the project converts and revitalizes the New York Life property as a boutique, 200-key hotel. The project also accounts for 260 parking spaces within challenging existing site conditions and limited access.
The overall development ties the two buildings together structurally and integrates them at the base and at the hotel amenity level. However, from a functional standpoint, the properties largely operate independently. On the northern parcel, a large, transparent lobby opens the building base and welcomes tenants and visitors with an interior winter garden and complementary water feature. Stacked immediately above are seven floors of parking, a fitness center, hotel amenities, a conference center, and 42 floors of office space. On the southern parcel, all previous office floors are converted into hotel, with rooms running along the full southern and western facades. Back-of-house spaces and service are organized at the north, and a parking ramp at the building’s southeast corner provides carefully coordinated access to the structured deck on the northern parcel.
The structural feat on this project occurs where the office tower rises above the hotel. Diagonal and V-shaped bracing transfer the office floor loads to the building core as well as columns that run through an existing air shaft at the northern wall of the hotel. This design helps open the base of the office tower, limits the additional structural accommodations by collocating structure within the wall, and offers an outdoor amenity space on level 12 for a green roof.
