I agree. Its happening along major transit lines and the surrounding areas. It will gentrify no worries. As Manhattan becomes ever more expensive, locations such as this will be ideal for young grads and millennials. Overtime, as they mature with the new residents, the neighborhood will naturally clean up.

LIC is one neighborhood that is taking a dramatic leap. Use to be a dump, but by 2020, it will seem almost integrated with Midtown East.

That's the area I think most are interested in its rise. The S.Bronx. In terms of affordable housing, De Blasio plans a lot of it in that area. Bronx is one of the key areas for the housing plan.

There will also be a restaurant and a gym.

When it’s finished, the building will be the tallest in the area, just beating the 26-story residential tower planned on the next block at 147-30 Archer Avenue.

GF55 Partners, headquartered in the Flatiron District, will handle the architecture and interior design.

Greater Jamaica Development Corp., which also assembled BRP Companies’ 50,000-square-foot site, transferred the property to Able Management earlier this year. The holder of a 99-year-lease on the site attempted to block the sale, but a state Supreme Court judge ruled that he had to accept a $444,000 payment for his remaining interest on the lot, the Daily News reported in January. After the judge handed down his decision, the Plainview, N.Y.-based hotel developer could take over the site.

Both the Crossing and the Hilton Garden Inn benefit from high-density C6-4 zoning, which offers significant floor area bonuses for including below-market units or developing a public plaza. The Hilton’s developer plans to build a new park around the corner in exchange for the right to build 20% larger.

Able estimates the hotel will cost $54 million, and they hope to break ground in early 2016.

Ready and Able: LI developer closes on Jamaica parcel, files hotel plans

The developers also had to reach a deal with the Metropolitan Transportation Authority, which owned a third of the property.

The project, scheduled to break ground early next year, is among a flurry of big-ticket developments coming to Jamaica — with BRP Companies planning two mixed-use buildings housing 580 apartments and developer Pride Hospitality Group building an 18-story, 283-key hotel nearby.

Jamaica is really undergoing a renaissance. Probably a bigger transformation than any other neighborhood in NYC at the moment.

Only marginally relevant to this discussion, however: The air-train station should not be there. A through-train all the way to JFK was the RIGHT approach NON-STOP like how you see it done elsewhere in the modern world. Shame on the PA.

That would be completely impossible. There are seven terminals, so you could never have a nonstop. There are very few cities with a single terminal allowing for nonstop service to a city center.

And it would be a ridiculous waste of money, given the much more pressing regional transit needs.

I disagree. The change at Jamaica thing is a bit half-assed. Fine, it works, but it's slow and takes nearly 50 mins to the city using the two train approach.

It needed to be one-seat-ride to the Airport to attract enough pax and take cars off that congested highway. I said Non-Stop to the airport. Look at Heathrow. It's 15 mins to the airport with stops at different terminals. Not every terminal needs a stop. Walkways link up terminal 2 and 3 to one station. JFK could use that kind of approach and it could be run privately. Companies would love to make a fortune on those who want a direct link to Manhattan from the busiest airport in the city.

There is still hope for a one-seat-ride JFK express someday, most likely using a hybrid train that would SLASH times and increase the attractiveness of the system to more and more people. That lies with leaders of the region and weather they want to emulate NY's peer cities overseas or stay with second-rate mickey-mouse, yet cheaper, solutions.

The city previously estimated that the project will cost $352 million. Representatives for HDC and BRP didn’t immediately return requests seeking additional information.

BRP purchased the development site from the nonprofit Greater Jamaica Development Corporation in June 2015 for $19.5 million.

In December, BRP agreed to build 38 low- to moderate-income apartments at a formerly deed-restricted site in Harlem.

Jamaica's enormous AirTrain-adjacent rental buildings are ready to rise

The project has been in the works for nearly three years now. When it was first announced, plans called for 580 apartments, and the rental was expected to break ground in mid-2015. We got a look at new renderings of the building last fall, and that also brought news that the apartment count had increased to 669.

In February this year, BRP Companies received a $324 million boost from the city’s Housing Development Corporation, allowing the project to move forward. This is just one of the many new projects in various stages of development in Jamaica. A 177-unit affordable development is planned at 89-50 164th Street, and the NYPD parking garage at 168th Street will be converted into 350 affordable apartments. Work on the AirTrain-adjacent development is supposed to wrap sometime in 2019.

Marathon concrete pour at new ‘superblockʼ development

CNY is providing Construction Management at Risk services for the project.

During the 16-hour event, approximately 2,500 cubic yards of concrete were poured, delivered by 280 trucks dispatched from two Queens-based plants, City Transit and Casa.

Six chutes were set up on 147th and 148th Streets with two pump trucks positioned on both the west and east sides of the site.

“This pour marks a significant progression in construction,” said Dennis Prude, executive vice president, Field Operations of CNY Group, “It sets the stage for erection of a giant tower crane that will be situated onsite in about 10 weeks’ time.

“Complicating the pour, is that it took place in a 24/7 busy urban environment — it is literally adjacent to an active parking garage, multiple retail stores, and between the LIRR and three MTA subway lines.”

This is great news for a long neglected transit hub, going to have to follow this one and grab pics when I fly Kennedy.
