Owner of Merchandise Mart building downtown plots renovation, rebranding

The owner of the Merchandise Mart building on Washington Avenue says it has kicked off a renovation and rebranding of the downtown St. Louis building.

Milwaukee-based Mandel Group Inc., which acquired the Merchandise Mart building in late 2016, says it has rebranded the property as The Lofts at 1 Thousand and plans to upgrade the entry, lobby and office as well as create new amenities areas like a coworking space, a clubroom, rooftop terrace and "dog run." The company declined to disclose how much they plan to invest in the building, at 1000 Washington Ave., but city records show the Mandel Group received a construction permit valued at $650,000.

The firm has tapped E.M. Harris Construction Co. as the general contractor, and Engberg Anderson as the design architect. Renovations are expected to wrap up in March.

Development roundup: $80 million housing development planned for North City

A St. Louis city board has designated a developer to lead efforts to build 300 new homes in North City.

The Land Clearance for Redevelopment Authority on Tuesday approved Fleur De Lis Development Corp. as the developer of a $80 million residential project in The Ville neighborhood in north St. Louis that would entail renovating 20 homes and building 300 new homes at north Newstead, Lexington and Kennerly avenues and Whittier Street.

The new homes will be marketed for sale between $180,000 to $250,000. Fleur De Lis is expected to work with other developers on the residential project, city officials said. A 15-year tax abatement is pending approval by the Board of Aldermen.

13-story apartment building planned in Downtown Clayton by KDG. 250 apartment units and 12,000sf of retail/commercial space planned. The 7-Up building, which was built in 1964 and currently on site, will be demolished.

^ That's correct. Both projects are adjacent to the same Metrolink station and to Forest Park, and very close to both Washington University and the Central West End, so it's a highly desirable area. Repulsively, the developer of 310 tried to derail the Expo project recently. From July:

nothing wrong with square, flat-roofed boxes. they make for great urban spaces, and they comprise like 99% of the urban space on the planet.

Fairlane Industries bldg at 3868 Washington being converted into apartments
