I don't believe the developers have any zoning entitlements as of yet, or even begun the public process.
I predict this lot will remain unimproved for some time. The demo is probably to lower the tax bill.

The idea of another 6-700 footer U/C soon is exciting. Hope they get approval soon.

This proposal got a lot denser. You can tell JDL is helping Fulton St Cos. with the project since it looks like the plan for podium is a replica of One Chicago

1200 W Fulton | 545 ft + 465 ft | 1079 units | 440 parking | 124,000 commercial space

That's a good guess. Maybe JDL can leverage their One Chicago connections with Whole Foods?

I think it would be much closer store spacing than usual. Only Grand and One Chicago stores are closer and River North has a lot more density to support two stores

This area will be unrecognizable in 3 years. This is absurd to witness. But I believe, Equinox is looking to move in down the eastern end of Fulton beside Lyra. I'd imagine a high level competitor of course. Maybe cliche, but I'd love to see that LA brand Erewhon open a location in the podium.
