That's crazy to me. Elevator maintenance isn't even economical until 5 stories. 20 years ago during the suburban condo boom, 5-8 stories was the norm from Park Ridge to Palatine all along the UP-NW line. Arlington Heights and Des Plaines built 8-14 stories. Palatine built 9 stories in 2008 and 14 stories in 1980.

Cottage Grove 43rd to 47th upzoning

We've all heard about the Western upzonings and now the Broadway upzonings, but I just found another stretch of upzonings on cottage grove from 43rd to 47th, upzoning the primarily B1-1 area to B3-3, which can hopefully help to revitalize this corridor.

Glad to see its replacing a real suburban style turd on a busy stretch of Ashland that is close to a CTA station. Really cool that the family business that occupies the land is the one developing it. 44 units and only 22 parking spots is great. The article does not specify if any of those sports are for the business, so it might be even fewer spots for the residential units.

Not a fan of the name, the exterior design could use some work, and I would love it if they could slap on an extra floor onto this, but otherwise looks like a real decent development.

4404-4414 S Greenwood Ave

Just discovered this pretty interesting planned development, it's in the North Kenwood Landmark District and really largely looks the part, also quite good density, though too much parking in my opinion.

I don't mind the parking. Two car garages and 5 off street visitor spots for 9 units?
I keep seeing posts on X like "How dare that delivery truck park in the bicycle lanes while offloading a fridge!". Well this gives the truck somewhere off street to park. And an attached two car garage doesn't necessarily mean 2 cars. It's a workshop, bicycle storage, craft space, a place to store stuff being sold or moved in, not driving 2 miles in a rented truck to self storage.

Honestly, the lead factor that will keep me from downsizing to something like a 2-3 bedroom condo will be no garage workshop.

That business... rims or whatever it was ... has been demo'd and removed

Lots of multi family going up on Ashland in that stretch right now with what appears to be commercial first floors, perhaps

Speaking of developments on Ashland... The Resurrection Project's Casa Yucatan is now U/C with caisson rigs on site. This will be one of the largest buildings in Pilsen (98 units), similar in scale to the Lucy Gonzalez Parsons Apartments in Logan Square.

They have another location on Grand that is still in operation. They will be occupying the commercial space on the 1st floor once this building is completed.

It's a tire and rim shop, correct.

Walked by the Parkside CHA development at 520 W Hobbie St on Thursday:





I'm never a fan of the "see, it's CHA!" neon accents, but everything else about it is super solid-- a surprisingly massive building with nice setbacks and properly urban sidewalk treatment. Kinda makes the giant grass field to the south feel like intentional park space, rather than an empty lot lol

Urbanize pointed out there's a zoning app for a 5 story, 77 foot, 10 unit building at 4639 S Wallace. A daycare will occupy the retail space. Really cool to see infill w/ retail on a side street

Don't recall seeing this proposal for 1704 N. Milwaukee (currently a strip mall) mentioned here, via r/chicagoyimbys.

Meeting is tomorrow evening, per this flyer. Height and density make sense along Milwaukee Ave., obviously, but this is Ald. Waguespack's ward so we'll see:

Ald. Dowell's newsletter made mention of a development at 3746-66 S. Michigan I hadn't heard before. I found the video where the development was introduced, 90 units across 4 buildings. The unit layout is really weird since each lot is about 50 ft x 200 ft while trying to cram in an elevator

Based on the flyer headline alone, this is not a supported project by the “wicker park committee”
